This is done with the <br />supposition that additional 5 feet in the rear yard of these future home <br />sites will be more valuable than the 5 feet in the front. As the lots <br />get larger at the north end of the plat, this 5 foot change in setback <br />is obviously less crucial. The Planning Commission and Council may <br />wish to discuss with the applicant a point at which the 5 foot setback <br />may not be necessary. <br />7. The application is for approval of a preliminary plat, for which the lot <br />lines and street dedications proposed appear to be appropriate, with the <br />condition that Outlots A 'and B are not buildable. The variance to the <br />setback appears appropriate for at least the lot where the higher ground <br />is more shallow. <br />
