Rosedale Markeplace Associates, Case No. 1916 Page 3 <br />e) Building Materials <br />New and enlarged elevation drawings of the structures have been <br />prepared and building materials are indicated for all surfaces. Brick <br />will be utilized in all cases, except where there are areas of poured <br />concrete forming the interl-nittent structural arches over the canopy <br />along the shop fronts. There are also pre -cast concrete cap pieces on <br />the wall sections. This is shown on the drawings. Thus, it appears <br />that there is a quality finish with consistent emphasis on all four sides <br />of the structures. <br />'The Ordinance allows for three pylon signs of 200 square feet each and <br />35 feet high for a shopping center of this type. The applicant proposes <br />to construct two pylon signs along Fairview Avenue; one in the <br />landscaped area at the entrance and one near the Fairview entrance just <br />south of the restaurant. The sign at the southeast corner will be 30 <br />feet back from the new right-of-way (as required), and the sign near <br />the restaurant will be approximately 62 feet back. <br />In addition, there will be three ground signs constructed on a 14 " oot <br />brick base with a maximum height of 6 feet, 8 inches. One of these <br />signs will be located at the southeast entrance (in a new space created <br />by the elimination of the shops at the east side of the building). The <br />other two signs will be 20 feet back from the new right-of-way line on <br />the south side of B-2. It wnuld appear that at this height and setback <br />of 20 feet, the signs will be attractive and functional. These signs are <br />in lieu of a third pylon sign, which could be noted as a condition to <br />approval. <br />g) Parkin <br />Calculating <br />the retail sales area at 114,642 square feet <br />and at a <br />ratio <br />of five spaces <br />per 1,000, the parking requirement for <br />the retail <br />sales <br />would be <br />573 spaces. Including the storage area of <br />the center, <br />one <br />space per <br />2,000 square feet would equal twenty-four <br />spaces. <br />The <br />rest, urant <br />was calculated in accordance with the revised restaurant <br />parking ordinance resulting in the requirement for 98 <br />spaces. <br />This <br />totals 695 <br />spaces. Seven hundred fifteen (715) spaces are <br />provided. <br />The gross square footage of the proposed center, including <br />the <br />restaurant, is 153,799 square feet with a <br />parking capacity of <br />715. <br />The <br />gross square footage of Loehrnann's <br />Plaza, including <br />the three <br />restaurants, is 181,820 square feet. The parking provided <br />equals <br />831 <br />spaces. There is 215 square feet of <br />floor space per stall for <br />the <br />Rosedale Marketplace shopping center (this <br />proposal) and 218 <br />square <br />fret <br />of space per stall in Loehmann's Plaza. <br />Thus, the ratios <br />are almost <br />identical. <br />However, Loehmann's Plaza has three restaurants with square footages <br />as follows: <br />9,169 square feet for TGIF <br />8,670 square feet for Old Country Buffet <br />3,452 square feet for Jade Palace <br />21,291 TOTAL SQUARE FECT- <br />
