Rosedale Markeplace Associates, Case No. 1916 Page 4 <br />This compares with 6,000 square feet of space in the Chili's Restaurant. <br />Chili's is a family type restaurant quite dissimilar from TGIF. TGIF is, <br />for the most part, a single's bar with its significant business on Friday <br />nights (one person per car) when the pe-ik parking problem occurs at <br />Loehmann's Plaza. Thus, it would appear that the parking experience <br />for Rosedale Marketplace will be significantly different. <br />g) Drainage <br />The original proposal included substantial ponding of the water within <br />the parking area where during a 100 year flood the water would be as <br />deep as 1 foot (directly over the manhole). Mr. Keel has worked with <br />the applicant and engineer, and a new plan has been designed where <br />that standard has been reduced to 6 inches of maximum depth during a <br />100 year flood. A new ponding area has been added in the southeast <br />corner of the site along with a small area added near the central <br />entrance off County Road B-2.' <br />Mr. Keel informs us that there will be more than 6 inches of depth in <br />a very small area opposite the entrance driveway at the ponding area <br />off of County Road B-2. There will also he a depth greater than that <br />in the area behind the shops on the west side of the site. Mr. Keel <br />suggests that the proposal as now conceived is acceptable and that it <br />has been improved by the Rice Creek Watershed District. <br />4. In surnmary, it would appear that the overall development plan, as now <br />adjusted, will work well and jok well. If a positive action is <br />considered, the following conditions may be applied for adoption: <br />a) Final review of final landscape flans by City Staff; <br />b) Final engineering, grading, and drainage reviewed ' y City Staff; <br />c) Dedication of required rights -of -way; <br />d) Construction of buildings and site development in accordance with <br />plans submitted to the Planning Commission on February 1st; <br />e) Curbing for the periphery of all parking and access drives; <br />f) Three ground signs approved as proposed subject to there being a <br />lirnit to two pylon signs on the remainder of the site; and <br />g) The exterior material to be substantially brick as indicated on <br />approved plans. <br />
