November 7, 1984
City of Roseville
Loehmann"s Plaza
Page 3
2. Curb Cuts and Median Cuts
Entrances to the site are proposed for County Road B2 and for Fairview
Avenue. The entrance to B2 will serve the TANURB site as well as the
adjacent shopping center site. This entrance will serve as a customer
entrance as well as truck entrances for these sites. B2 is a four lane
divided (with median) roadway. In order to accomplish the full entrance/
exit to B2, it will be necessary to remove approximately 50 feet of the
existing median and existing curb along the north side. Curb returns,
replacement semi -circular median sections, bituminous surfaced driveway
aprons and bituminous surfaced median crossing will be constructed. It ,ro
is estimated that this construction will cost approximately $13,500.
There are two entrances planned along Fairview Avenue. Fairview Avenue is
an existing four lane contiguous (undivided) roadway. The most northerly
entrance will be used primarily as a truck/delivery entrance, whereas, the
southerly entrance will serve primarily as a customer entrance.
In order to accomplish the entrances to Fairview Avenue, it will be necessary
to remove existing curb and gutter and construct curb returns and bituminous
surfaced driveway aprons. It is estimated that the cost for the Fairview
Avenue entrances will be $3,000 per entrance or a total of $6,000.
3. Sanitary Sewers, Watermains, and Storm Sewers
Based upon conceptual utilities plans, we have prepared quantity takeoffs and
cost estimates. It is estimated that approximately 1,100 linear feet of
sanitary sewer will need to be installed to serve this site at an estimated
cost of $29,500.
Th.e conceptual watermain plan provides for the requested looping of a 12 inch
subtrunk or trunk watermain between the existing 12 inch line on the easterly
portion of the site to the existing watermain on Fairview Avenue. It has
been determined that an 8 inch watermain would be adequate to serve the site,
however, there has been some discussion with the City that a 12 inch water -
main would be required as an integral part of the City's overall system.
We have estimated that approximately 2,500 linear feet of 8 inch and 6 inch
watermain would be required to serve the site at an estimated cost of
$77,000. If a 12 inch watermain is required, approximately 1,000 linear
feet of the 8 inch pipe will be replaced with that length of 12 inch pipe
and the estimated cost will increase to $85,000.
The conceptual storm drainage plan includes approximately 2,100 linear feet
of 12 inch through 30 inch pipe at an estimated cost of $83,000.
