That landscaping and a fence, not more than ten feet or less <br />than eight feet in height, be provided along the north <br />!' property line contiguous to the residential properties. The <br />fence shall be built before other construction occurs. <br />8. That an additional eight and one-half feet of right-of-way <br />be dedicated for County Road B-2. <br />9. That sidewalks be constructed on County Road B-2, and <br />sidewalks be constructed from American Street to the new <br />access north of County Road B-2. <br />10. That resolutions vacating portion of Brooks Avenue, Frye <br />Street, and Bruce Avenue be prepared for consideration at a <br />public hearing on April 24, 1989. <br />12. That approval of preliminary plat be subject to Engineering <br />staff approval of all utilities, installation, and removal <br />of other engineering details. <br />13. That the materials of the ramp be consistent with the <br />exterior materials of the main building, that further study <br />be completed regarding the feasibility of enclosing the <br />lower portion of the north side of the ramp, and reviewing <br />the most reasonable wall height on the upper level of the <br />ramp to screen adjacent residences. <br />14. That screening walls of dumpsters and service area: be not <br />less than ton feet high, and constructed of materials <br />similar to the materials of the building. <br />15. That handicap accessibility improvement` be made to provide <br />proper access to the theater. <br />16. That the development be constructed in accordance with the <br />plans dated December 29, 1989, unless changed by these <br />conditions. <br />17. That there be no access to the site from the frontage road <br />at the northeast corner of the site. That a gate shall be <br />constructed to permit access for emergency vehicles, and <br />that the Center man&-igement be responsible for ruaintaining <br />the emergency access drive. <br />
