211.07 : <br />211.06. DESIGN SMDARDIS DESIGN <br />STANDARDS <br />A preliminary plat and a final plat shrill be made with <br />such <br />being <br />thereto, as are applicable threto, said g <br />established for the purpose of guiding and accompanying a <br />c=rdinated, adjusted and harmonious development of Fridley which <br />will, in accordance with existing and future needs, best promote the <br />public health, safety, order, convenience and the general welfare <br />and efficiency and economy in the process of development. <br />The following design standards are hereby established for land <br />subdivisions: <br />1. Layout. <br />General layout, street pattern, street widths, proposed private <br />and pub lic areas, facilities and uses, shall conform to these <br />regulations and other applicable law, and to the City's <br />2. Publ iC i cation_______. <br />A. As a general rule, each subdivision shall be required to <br />�. dedicate land, -or pay into the City f and a cash payment <br />equivalent, for public uses including schools, parks, <br />playgrounds and other public purposes other than public <br />right-of-way, in the following manner: <br />Ten (10%) percent of all the gross area of residential <br />zoned property to be subdivided; three (3%) percent of the <br />gross area of commercial or industrial zoned property to be <br />subdivided. <br />B. Any land dedication in excess of the 10% or 3% requirement <br />shall be reserved for a period of two (2) years during which <br />time the City or other public body may buy such land. <br />C. In addition to the above described general rule, the <br />following conditions and requirements shall also be complied <br />with: <br />(1) The City may choose to accept an equivalent amount in <br />cash from the applicant for part or all of the portion <br />required to be dedicated to such p6lic uses or purposes <br />based on the fair market value of the land no later than at <br />the time of final approval. <br />(2) Any cash payments received shall be placed in a special <br />fund by the City and used only for the purposes for which <br />the money was obtained. <br />(3) The City must reasonably determine that it will need to <br />40 acquire that portion of land, or the cash equivalent <br />
