We do feel, however, that <br />this concern can be controlled by an annual review rather than <br />the recommended application requirement. <br />Kraus -Anderson currently has a similar billiard establishment <br />ed in Coon Rapids. <br />'n Center, located <br />�.n our S rin brook Shopping g , <br />P g PP <br />We have been very happy with the quality of this operation and <br />have included, herewith, a letter from Captain Haase of the <br />Coon Rapids Police Department supporting this establishment. <br />In preparation for city approval, Kraus -Anderson has held <br />meetings with both the area residence and the other merchants <br />at Hamline Shopping Center. The only negative reaction we <br />have received has come from two small tenants who have less <br />than one year on, their existing lease terms. In an attempt to <br />alleviate those tenant's concerns, Kraus -Anderson has <br />required, if need be, that our prospective billiard operators <br />have a security manager on site at all times. In addition, we <br />have assured those two tenants that if the billiard <br />establishment proves to have a negative impact on their <br />business, Kraus -Anderson will allow them to terminate their <br />leases early with no penalty. <br />In closing, let me express our appreciation for your <br />consideration of the aforementioned issues.
