Minnesota Service Station Association, Case No. 1856
6.
T
C
a
Z
a
o
o
e
C
he first action here should have been the amendment of the
omprehensive Plan for multi -family housing to Limited Business. The
pplication does not indicate this was published in that way, though the
ning proposal (as published) would have that net effect.
Y,
xamination of the site plan indicates that the property as proposed will
ork. The driveway and parking area, however, are less than the 5
ot setback required along the side lot line in a business zone. Thus, .j
variance to that setback is also needed.
he applicants indicate their intent not to change the building on the
xterior except t3 add a stairway from the deck area.
he lot as proposed is to be drained to the west. The engineering
onditions to accommodate this drainage should be subject to final staff
view. The Engineering Staff also notes that a sidewalk is required on
1arion Street if the land is to be developed for business purposes.
he action required to accommodate this proposal would be amendment
o the Comprehensive Plan from R-1 to B-1, from Low Density
esidential to Limited Business Use, rezoning from R-1 to B-1, and
pproval of variance to the parking setback from 5 feet to 0 feet.
onditions that may be attached include:
Approval of final engineering details and landscape plan and that
the development concur in accordance with the plans as
submitted.
