Mr. Howard Dal.Rren
Page 3
Grading, Drainage and Utilit-4es
The site will be served by storm sewer, water and sanitary
sewer improvements connecting to existing city utilities and
designed to city engineering standards.
The site drainage design, approved by the Rice Creek
Watershed District, will limit runoff from the site to
previously approved amounts. An interior drainage and storm
sewer system, designed for a 5-year frequency storm, will
convey runoff to a relocated, controlled outlet pond. The
amended Master Plan shows the possible future location of
the ponding area with the same required capacity.
A 10-inch D.I.P. watermain, looped from the existing 16-inch
pipe along Snelling Avenue to the Snelling Avenue Frontage
Road and County Road C, will provide water to the parcels.
Hydrants will be placed appropriately within the property
with maximum hydrant spacing 300 feet. Sanitary sewer will
be extended into the project area from the existing 8-inch
pipe near the south end of the Slumberland parcel.
Signage
Project signage conforms to the city's sign ordinance and is
consistent with the character of the building design.
Signage will include:
1. Free-standing project identification sign along Snelling
Avenue.
2. Identification signs on the building. These will be
located within an established signband on west and south
elevations of the building &,id will be made up of
individual letters.
3. Typical street and traffic signage on thn interior
streets and parking areas.
4. A directional sign with a Brick base to be located on
the Slumberland parcel at the entrance to the
development set back 10' from the Frontage Road.
Site Lighting
Site lighting will be accomplished with decorative type
light standards around the perimeter and within the parking
areas and drives. The standards will have shoe -box type
fixtures which direct the lighting towards specific areas.
This type of fixture minimizes glare and light spillover to
adjacent properties. Site lighting may also include ground
lighting to accent landscaping on areas of the building.
