Mr. Howard Dal.Rren <br />Page 3 <br />Grading, Drainage and Utilit-4es <br />The site will be served by storm sewer, water and sanitary <br />sewer improvements connecting to existing city utilities and <br />designed to city engineering standards. <br />The site drainage design, approved by the Rice Creek <br />Watershed District, will limit runoff from the site to <br />previously approved amounts. An interior drainage and storm <br />sewer system, designed for a 5-year frequency storm, will <br />convey runoff to a relocated, controlled outlet pond. The <br />amended Master Plan shows the possible future location of <br />the ponding area with the same required capacity. <br />A 10-inch D.I.P. watermain, looped from the existing 16-inch <br />pipe along Snelling Avenue to the Snelling Avenue Frontage <br />Road and County Road C, will provide water to the parcels. <br />Hydrants will be placed appropriately within the property <br />with maximum hydrant spacing 300 feet. Sanitary sewer will <br />be extended into the project area from the existing 8-inch <br />pipe near the south end of the Slumberland parcel. <br />Signage <br />Project signage conforms to the city's sign ordinance and is <br />consistent with the character of the building design. <br />Signage will include: <br />1. Free-standing project identification sign along Snelling <br />Avenue. <br />2. Identification signs on the building. These will be <br />located within an established signband on west and south <br />elevations of the building &,id will be made up of <br />individual letters. <br />3. Typical street and traffic signage on thn interior <br />streets and parking areas. <br />4. A directional sign with a Brick base to be located on <br />the Slumberland parcel at the entrance to the <br />development set back 10' from the Frontage Road. <br />Site Lighting <br />Site lighting will be accomplished with decorative type <br />light standards around the perimeter and within the parking <br />areas and drives. The standards will have shoe -box type <br />fixtures which direct the lighting towards specific areas. <br />This type of fixture minimizes glare and light spillover to <br />adjacent properties. Site lighting may also include ground <br />lighting to accent landscaping on areas of the building. <br />
