This development project was reviewed by the Planning Commission at <br />its last regular meeting, and recommended for denial based on six major <br />inadequacies of the site plan identified by the Planning Commission, and <br />the incompatibility of the development proposal to the City Counsil's <br />adopted goals for the redevelopment of the crucial "target areas" <br />westerly of 35 W. At the subsequent Counsil meeting, the applicants <br />had presented revised the site and development plans correcting the <br />inadequacies of the previous development proposal as identified by the <br />Staff and Planning Commission. <br />2. Attached are the reduced copies of the revised plan (consisting of 6 <br />sheets), a two page statement to the Planning Commission and Counsil <br />from Leonard Vanasse (previously submitted), and a series of 8 sheets of <br />information about the Price Savers organization submitted by Mr., <br />Vanasse. Based on the new plans submitted, Mr. Vanasse withdrew <br />consideration of the development by the Cite Counsil at its regular <br />meeting of August 7, the Counsil then referred the revised application <br />to the Planning Commission for its November 5 meeting and a hearing <br />on the matter before the City Counsil at its meeting of November 10, <br />1986. <br />3. The applicant has made arrangements to lower the pipeline along the <br />south edge of the property, thus making it possible to relocate the <br />building, adjust the plan, and resolve the major items of concern <br />identified. Current changes include: <br />1. Truck loading bays formally on the front of the structure have <br />been relocated to the south side. <br />2. The inadequate space for truck movements on the front are now <br />adequately provided for on the south side. <br />3. Access to the principle parking area is now via extended <br />driveways without vehicles potentially backing into the roadway. <br />
