Page 2 <br />The building will be brown brick on all. four sides with a cedar ,shake <br />mansard roof on portions of the structure. A redwood screened service <br />court area is proposed on the west side of the building for the <br />accommodation of the dumpster. <br />4. Access to the site will be via two driveways oriented toward the northeast <br />at a considerable distance from the intersection with County Road C and <br />the frontage road. No access. is proposed directly off County Road C. <br />This creates the best condition where we have no interference with the <br />immediate intersection of County Road C and the frontage road. <br />With respect to this intersection, we understand that the Com-ten people <br />are interested in a semaphore being installed at this intersection. <br />Apparently, when their people leave between 4:00 and 5:00 at night, they <br />discern a traffic problem at this intersection. The County indicates that <br />there is not enough traffic at this intersection to merit the light. <br />Perhaps, as this property and others to the north are developed, these <br />concerns can be met and a semaphore can be installed. <br />5. The landscape plan indicates extensive landscaping around the building, on <br />the periphery, and on the islands within the parking area. The building <br />is set back 165 feet from the frontage road east of the site, and thus is <br />approximately 565 feet from the nearest single family lot to the east. <br />6. A single pylon sign is proposed northwest of the intersection with County <br />Road• C as indicated on the site plan. The sign is proposed to be 20 feet <br />high with a surface area of 33 square feet. The dimensions of this sign <br />to its outside extremities (the sign is irregularly shaped) is 6 feet by 8 <br />feet, 3 inches, or approximately 49 square feet. <br />7. The applicants propose to construct the required sidewalk along the <br />service road within their own property. This was done because there is an <br />existing fire hydrant in the middle of the boulevard on the northeasterly <br />side of the site. There should thus be a five foot public easement on the <br />northeasterly side of the site for sidewalk purposes. You will note from <br />the site plan drawings that the boulevard on the east side of the site is <br />approximately 17 feet in width. It would appear possible to place the <br />sidewalk on this area of the site on the public right-of-way, thus <br />conserving more space for snow storage (15 feet versus 10 feet) on the <br />east side of the parking area. On the northeasterly side of the site <br />(where the fire hydrant is) the boulevard appears to be only about 7 feet <br />wide, and thus the reason for moving the sidewalk within the property. <br />8. With respect to drainage, the drainage for this site was calculated as <br />part of an overall drainage plan for the entire former Rose Drive -In site. <br />The engineers note that the calculations as they apply to this site <br />should be confirmed so as to insure adequate drainage for the site in <br />question. The drainage plan indicates the ponding area in the far <br />northwest corner of the site. The engineers note, too, that there are 4 <br />foot, 6 inch evergreen proposed as at southeast corner of the site <br />
