Woller <br />Northeast Corner of County Road B and Victoria <br />Street <br />Division of a Lot <br />1. Mrs. Woller proposes to divide her existing single family lot at the <br />northeast corner of County Road B and Victoria. The existing lot has <br />118.97 feet of frontage on County Road B, and a depth of 250 feet. She <br />proposes to divide the northerly 92.5 feet from the remainder which is <br />occupied by a single family home and a garage structure. Attached is a <br />copy of a survey showing the proposed land division. <br />2. Both County Road B and Victoria Street are county roads and form a part <br />of the City°s major thoroughfare system. The existing rights -of -way for <br />these old county roads, as you know, is 66 feet (four rods). The <br />planned right-of-way width for these two roads is 86 feet, and thus when <br />land is developed contiguous to such roads, an additional ten feet of <br />right-of-way is required as a part of the platting or replatting <br />process. <br />3. After dedication of the ten foot of right-of-way contiguous to each <br />street, the southerly most lot will have a frontage on County Road B of <br />108.97 feet, and a depth of 147.6 feet. This produces a lot area of <br />16,083.9 square feet. The minimum lot area for such a corner lot in the <br />City is 12,500 square feet with a frontage of 100 feet on County Road B. <br />Thus, this lot exceeds both the frontage and area requirements. <br />The newly created lot to the north will have a lot area of 10,079.7 <br />square feet, whereas 11,000 square feet is the nominal minimum. The <br />frontage, which is required to be 85 feet, will in fact be 92.5 feet. <br />4. Attached is a copy of a section map of this portion of the City on which <br />you can relate the proposed land division to the lot sizes in the area. <br />You will see that the lots across the street from the property in <br />question (west side of Victoria Street) are platted with a frontage of <br />80.83 feet. Thus, there are three homes fronting on Victoria in <br />approximately the same distance where there will be two homes on the <br />east side of Victoria as a result of this proposed land division. <br />5. You will notice that the lots to the east of the property in question <br />vary from 76 feet to 120 feet. <br />
