Architectural & Engineering Services <br /> <br />1.3 Project Goals and Objectives <br /> <br />The Consultant shall lead and guide a design process to accomplish the following: <br /> <br />A. Design two-story LPCDS <br />nd <br />Dance studio would be located on the 2 floor <br />Include design of reconstructed shared parking lot with VFW <br />tƩƚǝźķĻ ĭƚƓĭĻƦƷ ƌğǤƚǒƷ ƚŅ ƩĻǝźƭĻķ ĻƷĻƩğƓƭ tğƩƉ ƌğǤƚǒƷ <br /> <br />B. Design MOC <br />Refine final layout and design of site north of Woodhill <br />Refine final layout and design of expanded facility south of Woodhill <br /> <br />o Main garage to be remodeled and reused as part of the new construction. <br />o All other parts of the facility will be demolished and reconstructed including the east garage, <br />north garage and the administrative parts of the building. <br /> <br />C. Sustainability Goals: Consultant to identify alternate fees for higher level sustainability design such as B3 <br />design. <br />D. Construction Manager At Risk (CMAR): The City will be using a CMAR delivery method with <br />preconstruction services necessitating coordination with the Consultant team. The City anticipates hiring <br />both the A/E and CMAR consultants simultaneously. <br />E. Projected Construction Budget for MOC: $48,000,000 (Sales Tax Funded) <br />F. Projected Construction Budget for LPCDS: $11,000,000 (Locally Funded) <br /> <br /> <br />1.4 Additional Details <br /> <br />A. Phase One of construction is expected to begin in the Summer/Fall of 2026. The City anticipates the <br />LPCDS will be constructed first. <br />B. Phase Two will consist of the demolition of Lexington Shoppes and the construction of the MOC facilities <br />north of Woodhill. <br />C. Phase three of construction will consist of the expansion of the facility south of Woodhill. Additional <br />analysis and configuration of Phase three needs to be evaluated to keep city operations ongoing, <br />especially the central garage. <br /> <br />Due to the phased layout of the project, multiple bid packages will be released to allow the project construction <br />to begin and finish sooner, potentially saving costs. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />5 <br /> <br />RFP Α MOC & LPCDS, Roseville, MN <br />Qbhf!57!pg!354 <br /> <br />
