Architectural & Engineering Services <br /> <br />o Office Area Space Needs Analysis. <br />o tŷğƭĻ Њ Α 9ƓǝźƩƚƓƒĻƓƷğƌ !ƭƭĻƭƭƒĻƓƷ <br /> <br />2.3.B Concept Design (15% Package) <br />The Consultant shall examine the preferred concept site plan (Concept C.1 or C.2) from the 2025 study as a <br />starting point. Based on potential updates and information learned from facility tours and collected data, <br />the Consultant design team shall modify the layout if needed and determine the final layout of the yard <br />north of Woodhill. <br /> <br />2.3.B-1 Concept Design <br />Some site factors were not fully identified in the 2025 study. The Consultant should review and <br />incorporate the following; <br />o Final layout of MOC yard north of Woodhill. <br />o Proposed plan of lot line adjustments or for lot creation related to separating Veterans Park <br />from the LPCDS parcel. <br />o Final layout of LPCDS including opportunities for Veterans Park related improvements. <br />o Revised concept layout of MOC south of Woodhill. <br />o Confirm office/staff area needs for the MOC <br />o Location of stormwater features. <br />o Work with the CMAR to determine detailed phasing plan including continuity of operations <br />plan. <br />o Work with the CMAR to determine bid package schedule <br /> <br />Meetings: Consultant to define the full scope and quantity. The required meeting minimum for City <br />coordination is as follows: <br />o Regular schedule of Consultant PM and City PM check-in meetings (every other week). <br />o Regular schedule of design progress review meetings with the City PMT (monthly). <br />o Final Presentation to City PMT. <br />o Cost estimate review meeting. <br />Deliverable(s): Consultant to define the full scope. The required minimum is as follows: <br />o Updated Concept Design package: site planning drawings and scope narratives. <br />o Detailed phasing plan and bid package schedule. <br />o Survey Parcel Sketch with revised property lines and legal descriptions of any new created lots <br />for City Parcels north of Woodhill. <br /> <br />2.3.B-2 Cost Estimating and City Review Period <br />The Consultant will distribute the concept design ķĻƌźǝĻƩğĬƌĻƭ Ʒƚ ƷŷĻ /źƷǤƭ awarded CMAR for their <br />use in providing updated cost estimates.
