Architectural & Engineering Services 2.3.C Schematic Design (30% Package) Based on City acceptance, in writing, of the previous Concept Design phase, the Consultant shall prepare Schematic Design documents consisting of drawings and other documents indicating the scale and relationships of Project components in conformance with the approved space needs programming. 2.3.C-1 Design (SD) The Consultant shall identify the full scope of services required for completing the Schematic Design phase. These tasks shall clearly be defined in the prƚƦƚƭğƌ͸ƭ ķĻƷğźƌĻķ ǞƚƩƉ ƦƌğƓ͵ YĻǤ {ĭŷĻƒğƷźĭ 5ĻƭźŭƓ work scope responsibilities include, but are not limited to: o Initial iterations of exterior footprint(s) and internal building layouts. o Initial iterations of exterior building forms via 3D massing models and elevations. o Initial iterations of parking/yard layouts. o Initial stormwater management planning per Rice Creek Watershed District (RCWD) & City requirements o Consultant to perform Geotechnical evaluation o City Council presentation Meetings: Consultant to define the full scope and quantity. The required meeting minimum for City coordination is as follows: o Regular schedule of Consultant PM and City PM check-in meetings (every other week). o wĻŭǒƌğƩ ƭĭŷĻķǒƌĻ ƚŅ ķĻƭźŭƓ ƦƩƚŭƩĻƭƭ ƩĻǝźĻǞ ƒĻĻƷźƓŭƭ ǞźƷŷ ƷŷĻ /źƷǤ͸ƭ ta ΛƒƚƓƷŷƌǤΜ͵ o Final SD presentation to City PMT. o Cost estimate review meeting. Deliverable(s): Consultant to define the full scope. The required minimum is as follows: o Schematic Design package: drawing set with additional design scope narratives as needed per design team discipline. o Geotechnical report o Tree Inventory report. 2.3.C-2 Cost Estimating and City Review Period (SD) The Consultant shall distribute the Schematic DesiŭƓ ķĻƌźǝĻƩğĬƌĻƭ Ʒƚ ƷŷĻ /źƷǤ͸ƭ ğǞğƩķĻķ /a!w ŅƚƩ their use in providing updated cost estimates. The Consultant shall attend a cost estimate review meeting with the CMAR and include a 3-week pause in the design schedule for this budget analysis and City review period. 2.3.D Design Development (60% Package) Based on City acceptance, in writing, of the previous Schematic Design phase, the Consultant shall prepare Design Development documents consisting of drawings, outline specifications and other documents ƭǒŅŅźĭźĻƓƷ Ʒƚ ķĻƭĭƩźĬĻ ƷŷĻ ƭźǩĻ ğƓķ ĭŷğƩğĭƷĻƩ ƚŅ ƷŷĻ ƦƩƚƆĻĭƷ͸ƭ ĬǒźƌķźƓŭΛƭΜ ğƓķ ƭźƷĻͲ ƩĻƌğƷźǝĻ Ʒƚ ğƩĭŷźƷĻĭƷǒƩğƌͲ structural, mechanical and electrical systems. 2.3.D-1 Design (DD) The Consultant shall define the full scope of services required for completing the Design Development ƦŷğƭĻ͵ ŷĻƭĻ ƷğƭƉƭ ƭŷğƌƌ ĭƌĻğƩƌǤ ĬĻ ķĻŅźƓĻķ źƓ ƷŷĻ ƦƩƚƦƚƭğƌ͸ƭ ķĻƷğźƌĻķ ǞƚƩƉ ƦƌğƓ͵ YĻǤ 5ĻƭźŭƓ Development work scope responsibilities include, but are not limited to: 10 RFP Α MOC & LPCDS, Roseville, MN Qbhf!62!pg!354
