Architectural & Engineering Services <br /> <br />2.3.H-2 Record Drawings (As-Builts) <br />The Consultant shall compile and submit to the City an electronic set of Record Drawings in PDF format <br />(.pdf) and AutoCAD format (.dwg) at the completion of the project. The awarded CMAR will collect <br />and provide contractor as-builts to the Consultant team for use in updating final drawings that capture <br />the actual construction of the project, including all site changes and revisions. <br /> <br />2.3.H-3 Post Construction and Warranty Walk-through <br />Relative to the date of substantial completion, the Consultant team shall attend an 11-month <br />warranty inspection walk-through of the facility with the City and awarded CMAR to look for any <br />possible problems before warranties expire at one-year. During the 11 months preceding this facility <br />warranty walk-through, the Consultant may need to advise on post-construction issues relative to <br />potential defects in materials, workmanship, or systems, not related to City end user operations. <br /> <br />2.4Potential Changes to Scope of Services <br /> <br />The Consultant shall describe their process for adjusting professional fees should the scope of services, or the <br />overall project budget, be increased or decreased during the design process. If changes are needed, the City <br />ƩĻƨǒźƩĻƭ ƷŷĻ /ƚƓƭǒƌƷğƓƷ Ʒƚ ƓƚƷźŅǤ ƷŷĻ /źƷǤƭ tƩƚƆĻĭƷ Manager in writing as soon as reasonably possible prior to <br />any changes being made. Furthermore, Consultant fees ğƩĻ Ʒƚ ĬĻ ƩĻǝźĻǞĻķ ǞźƷŷ ƷŷĻ /źƷǤƭ ta ğƷ ƷŷĻ <br />completion of each milestone project phase to ensure budget conformance. <br /> <br />Note: Any additional costs incurred due to the inability of the Consultant to meet the stated expectations <br />of the City in this RFP will not be eligible for compensation. Only justifiable reasons, such as, but not <br />limited to, City requests, inclusion of noted exclusions, or unforeseen conditions, are required for <br />additional services requests to be considered. <br /> <br />Note: If potential changes to Consultant scope of services are acted upon without written notification and <br />prior City approval, then the Consultant will be proceeding at their own risk with no guarantee of <br />additional compensation by the City. <br /> <br />2.4.A Exclusions <br />The Consultant shall provide a full, consolidated listing of professional service exclusions for all design team <br />disciplines as part of their proposal. This list may include Alternates, such as an official MN B3, As <br />applicable, the Consultant shall provide an associated design team unit cost or not to exceed value for each <br />exclusion or alternate scope. As the project phases progress, the City may choose to include specific <br />exclusions or alternates from this list for incorporatźƚƓ źƓƷƚ ƷŷĻ ğǞğƩķĻķ /ƚƓƭǒƌƷğƓƷƭ ƭĭƚƦĻ ƚŅ ƭĻƩǝźĭĻƭ͵ <br /> <br />2.4.B Unforeseen Conditions <br />The Consultant shall take every step necessary during the design phases to reduce the risk of unforeseen <br />project conditions during the construction phase. Nevertheless, the City acknowledges that potential <br />changes can unexpectedly arise based on categories such as, but not limited to, existing conditions, <br />determinations by Authorities Having Jurisdiction, and Owner (City) requests.
