The Construction Manager will assist the City and <br />Architect to determine the best process for the project, to include scheduling and bid packaging <br />opportunities. <br /> <br />1.3. Construction Timeline <br />Construction is estimated to start in October of 2026 and is to be substantially complete by <br />October 2029 and must include all required reviews. <br /> <br />1.4. Description of Project Management Services <br />The services to be provided by the Construction Manager will occur during the pre- <br />construction, construction and post construction phase of the contract. The Construction <br />Manager will manage the construction details through all project delivery phases. The use of <br />the selected Construction Manager for construction phase services shall be subject to: a) <br />funding and, b) the Construction Manager and the City agreeing to a Guaranteed Maximum <br />Price for the work as detailed in the construction documents. Please refer to AIA Document AIA <br />A133 – 2019 and AIA A201 General Conditions, which are subject to amended by the City for <br />additional description of Services and work to be provided by the Construction Manager at <br />Risk. The Services will include the following: <br /> <br />PRE-CONSTRUCTION SERVICES: During Pre-construction, the Construction Manager shall <br />actively participate with the Owner’s Representative, the Architect/Engineer, and other design <br />consultants in completing the construction documents. Additionally, the selected Construction <br />Manager is expected to help define and prioritize the scope of work within the allocated <br />budgets while working collaboratively with the Architect/Engineer through the Design <br />Development and Construction Document Phases. In addition to any requirements in the <br />above-described contract, the pre-construction phase Construction Manager Services include <br />but are not limited to: <br /> <br />A. The Construction Manager (CM) will review the material provided by the City and <br />understand the requirements of the project and arrive at a mutual conclusion and <br />understanding with the requirements of the City. <br /> <br />B. The CM will provide an evaluation of the current plans and status of the project, schedule, <br />and project budget and one-year warranty period expected. <br /> <br />C. With respect to the design drawings prepared by the architect, the CM will prepare <br />estimates of construction cost via volume, area, or other acceptable estimating measures. <br />The CM should provide critical thought for alternative materials, systems, and cost <br />evaluations. <br /> <br />D. The CM will review all design documents during the development and provide advice on <br />proposed site use and improvements, selection of materials, building systems and <br />equipment, and methods of project delivery. The CM will provide recommendations on <br />relative feasibility of construction methods, availability of materials and labor, time <br />requirements for procurement, installation and construction, and factors related to <br />construction including, but not limited to, costs of alternative designs or materials, <br />preliminary budgets, and possible cost saving solutions.
