The City Council does not anticipate the proposal will intensify any practical <br />42 impacts onparks,streets, or public infrastructure. The pre-existing use as a motor vehicle <br />43 repair business has been in place for over six decades and in that time, there has not been any <br />44 impacts on parks, streets, or public infrastructure. The proposed two stall service bay <br />45 addition presumably could increase traffic, but that has been determined to be an <br />46 insignificant increase given the two adjacent County roads and the traffic levels those roads <br />47 already carry. Sanitary sewer and water in the area have acceptable capacity if there is a <br />48 need for additional services <br />49 e. The proposed use will notbe injurious to the surrounding neighborhood, will not <br />50 negativelyimpacttrafficorpropertyvalues,andwillnototherwiseharmthepublichealth, <br />51 safety, andgeneralwelfare.TheCityCouncil doesnot anticipate the Conditional Use will <br />52 be injurious tothe surrounding neighborhood or negatively impacttraffic,property values, or <br />53 harm the public health, safety, or generalwelfare. The existing motor vehicle repair business <br />54 has existed at the subject address for over six decades and, to staff’s knowledge, has been a <br />55 good neighbor to the area, with little or no impact. The proposed addition of two service <br />56 stalls will have negligible additional impacts. The City Council further determined the visual <br />57 impacts to the surrounding neighborhood will be lessened as the area proposed for the <br />58 addition is an area that is currently used for outdoor parking and/or storage of items and <br />59 increasing building square footage represents investment in the property. Therefore, the City <br />60 Council has determined the use will not be injurious to the surrounding neighborhood, will <br />61 not negatively impact traffic or property values, and will not otherwise harm public health, <br />62 safety, and general welfare. <br />63 f.
