<br />proposed to be developed is that shown divided into the <br />small lots and runs from Hamline, Fernwood and down to <br />abut the city park. If you recall, when the preliminary <br />plats were brought forward, the large area in the middle <br />is designated to be donated for park purposes to the <br />city and also serve as ponding area. With this improve- <br />ment, (inaudible) from the two cul-de-sacs (inaudible) <br />sanitary sewer, starting on the west would run toward <br />the pond and up Dellwood to an existing sanitary sewer <br />which is in Oakcrest, and the second one for the other <br />cul-de-sac would run to Fernwood where it would go into <br />an existing (inaudible). The water mains are (inaudible) <br />to connect the two pieces of watermain which would pro- <br />vide the linking and get rid of a cul-de-sac (inaudible) <br />with (inaudible) dead end on it. The third aspect is <br />the storm sewer. Again, the west cul-de-sac would have <br />some catch basins and a pipe going down to the ponding <br />area and there would be an outlet constructed from the <br />ponding area to carry the water under the cul-de-sac, <br />pick up some catch basins (inaudible) Fernwood and go <br />north again to the existing storm facilities. This <br />road work and utility work would likely be done in <br />one construction season. As you probably know, we do <br />have the problem now in that Northern States Power <br />and Williams Bros. Pipeline and maybe another pipeline <br />have an undefined easement across this parcel, and this <br />easement, since it's undefined, makes it difficult to <br />determine exactly where everything is going to fit to- <br />gether. Right now, from what I hear, they're trying <br />to work out an agreement where this would be something <br />between 55 and 75 feet wide, starting from the north <br />edge of the parcel toward the cul-de-sacs. Some of <br />these would work just fine for (inaudible). Some of <br />them would be very close to homes and this road would <br />have to be just slightly shifted or a front yard set <br />back for the cul-de-sac (inaudible). Basically, with <br />the cul-de-sac coming from the west and the lots direct- <br />ly north, all the other lots can probably fit all <br />right, but 75 feet north from that line on that one lot <br />is going to make it in someone's living room. However, <br />if it can move back, or the front yard set-back could <br />be waived because you're in a cul-de-sac, or tile roadway <br /> <br />2 <br />
