Rosevil1e City Council Minutes February 9, 1987 B-3 Matson moved, Kehr seconded, that Steve Saunder's request for Special Use Permit and variance at 2087 Snelling Avenue be approved with the following conditions: 1. That the applicant deposit the required funds for the sidewalk, 2. That the Kentucky Fried Chicken site not be a separate lot so as to maintain flexibility for future access and development of the westerly half of the property, 3. That the sign be of the specific size depicted on Photo C with a two dimensional bucket not to exceed 25 square feet, 4. That the final plans be subject to staff approval, 5. That the dimensions of the pedestrian easement be left to the discretion of staff, but not to exceed 13 feet from the curb. Matson moved, Kehr seconded, that the staff be instructed to work with MN/DOT to include the path- way in the Snelling Avenue improvement between Roselawn and County Road B. Roll Call, Ayes: Cush- man, Johnson, Kehr, Matson, and Wiski. Nays: None. B-4 Johnson moved, Matson seconded, that Rosewood Corpo- ration's request for Special Use Permit, vacation of right-of-way, preliminary plat, and variance to the zoning ordinance at 2241-2391 Highway 36 be approved with the following conditions: 1. That staff approve final plans including engi- neering, parking, access, utilities, grading, and landscaping, 2. That plan approval is subject to adjustment based on finalization of the right-of-way for the roadway to the north, 3. That the vacation of right-of-way is conditioned on MN/DOT approval, 4. That a Development Agreement be signed with the City, 5. That the approval is conditioned on the resolu- tion of the Environmental Assessment Work Sheet, and establishing a Public Hearing on the final plat at the March 9, 1987 City Council meeting.
