<br />(1) At the option of applicant, a concept review by the <br />planning commission. <br /> <br />(2) Development plan review and recommendation by <br />the planning commission. <br /> <br />(3) Public hearing before the City Council on the <br />development plan. <br /> <br />based upon a sketch plan including the following: <br /> <br />(1) Street design <br /> <br />(2) Proposed land uses <br /> <br />(3) Development intensities and densities <br /> <br />(4) Existing and proposed waterway or drainage <br />alignments <br /> <br />(5) A north arrow and scale <br /> <br />(6) Any additional information as may be necessary to <br />properly evaluate the concept plan. <br /> <br />19.150. Development Plan Submission Requirements. The <br />development plan shall consist of maps, plans, data, statistics, and <br />other information in written and graphic form in sufficient detail to <br />determine compliance with the provisions under which the application <br />is made and consistent with the action required by the Planning <br />Commission and City Council. It shall include: <br /> <br />(1) Site Plan. A site plan which includes parcel, tract, <br />or lot locations and dimensions; density per gross and net <br />acreage in the development and in each land use component if <br />appropriate; land in common area open space, recreation use, or <br />public use; location and dimensions of streets and driveways, <br />pedestrian movement systems, water areas, flood prone areas, <br />if appropriate, and treatment of project boundaries; the traffic <br />circulation system which indicates roads adjoining the property, <br />the location of access from public roads to the project, and the <br />vehicular and pedestrian circulation system within the project; <br />and, proposed landscaping. <br /> <br />(2) Written Text. A written text along with supporting <br />graphics describing the overall concept of the plan; uses <br />included; building types with prototypical site layouts if <br />appropriate; provisions for maintenance of common areas; any <br />proposed private covenants and restrictions; and, any other <br />information deemed pertinent to the development plan. <br />
