<br />(3) Improvement Plan. An improvement plan indicating <br />water supply and distribution facilities; sewage collection <br />facilities; methods and facilities for the management of storm <br />water; improvements to streets and roads; landscaping; and, any <br />other physical improvements to support the project. <br /> <br />(4) Statistical Summary. A statistical summary indicat- <br />ing the number of acres in the project; the number of acres <br />allocated to each land use within the project; and, the gross and <br />net residential density within the project and within each land <br />use component of the project. <br /> <br />(5) Optional Elements. The development plan may <br />include at the applicant's option, a phasing plan indicating the <br />proposed sequence for submittal of subdivision plats and site <br />plans; and, a signing plan indicating the location, size, design, <br />and other pertinent provisions related to signs wi thin the <br />project. If no signing plan is submitted and approved, the <br />requirements of Chapter 14 of the City Code shall apply. <br /> <br />19.160 Densit1. Where the applicant can demonstrate that <br />at least twenty percent 20%) of the residential units in the PUD will <br />benefit low and moderate income households (as currently defined by <br />appropriate state and federal guidelines), or at least forty percent <br />(40%) of the residential units in the PUD will be modest cost housing <br />(as currently defined in the introduction to Policy 38 of the Housing <br />Chapter of the Metropolitan Development Guide), the City Council, <br />at its option, may grant a twenty-five percent (25%) increase in the <br />allowable density of the underlying zoning. If the applicant can <br />further demonstrate that mass transit service is available to the <br />proposed PUD, the Council may, at its option, allow a reduction in <br />the number of parking spaces required to a minimum of one and one- <br />half OYl) spaces per unit and a reduction in the number of garage <br />parking spaces to one-half O~) space per unit. The Council may <br />require area sufficient to accommodate such reduced number of <br />parking spaces to be maintained as open space to be converted to <br />parking spaces in the event that mass transit service is no longer <br />available. <br /> <br />19.170. Subdivison Regulations Applicable. The subdivision <br />regulations as set forth in Chapter 20 shall apply. <br /> <br />19.180.
