<br />ORDINANCE NO. 895 <br />-3- <br /> <br />8.400. Permitted Accessory Uses in Retail Office <br />Service District. Permitted Accessory uses in "B-4" <br />Districts are: <br /> <br />(1) Off-street parking and off-street loading as regulated <br />under Sections 8.070 through 8.180 <br /> <br />(2) Inside parking facilities for cars and/or serVlce <br />trucks, including underground parking facilities or parking <br />ramps <br /> <br />8.410. Uses by Special Permit in Retail Office Service <br />District. Uses by Special Permit in "B-4" Districts are: <br /> <br />(1) Office service buildings, as defined in Section 5.555 <br /> <br />(2) Retail sales and service structures less than 10,000 <br />square feet in area, except drive-in restaurants <br /> <br />(3) Tires, batteries, and automotive accessory stores <br /> <br />(4) Building, plumbing, electrical contractors headquarters <br />provided that not more than 50 percent of the total area within <br />the principal structure be allocated to a service function, with <br />the remaining area to be general office uses <br /> <br />(5) Wholesale businesses provided that the area allocated <br />to storage shall not exceed 50 percent of the total floor area <br />of the building <br /> <br />(6) Exterior storage of trucks and self-propelled equipment <br />accessory to the principal use <br /> <br />(7) Public utility facilities <br /> <br />(8) Automobile service stations, without motor vehicle <br />sales or leasing <br /> <br />(9) Printing shops <br /> <br />8.420. Special Minimum Requirements for "B-4" Districts. <br />The following minimum requirements shall apply in all "B-4" <br />Districts: <br /> <br />(1) The front yard setback shall be 30 feet, except when <br />the lot fronts on a service road adjacent to a major arterial <br />roadway and the land use across said arterial is residential. <br />In such cases, the minimum front yard setback shall be 100 feet, <br />except the front yard setback for parking shall be a minimum of <br />50 feet. <br />
