ORDINANCE NO. 895 -3- 8.400. Permitted Accessory Uses in Retail Office Service District. Permitted Accessory uses in "B-4" Districts are: (1) Off-street parking and off-street loading as regulated under Sections 8.070 through 8.180 (2) Inside parking facilities for cars and/or serVlce trucks, including underground parking facilities or parking ramps 8.410. Uses by Special Permit in Retail Office Service District. Uses by Special Permit in "B-4" Districts are: (1) Office service buildings, as defined in Section 5.555 (2) Retail sales and service structures less than 10,000 square feet in area, except drive-in restaurants (3) Tires, batteries, and automotive accessory stores (4) Building, plumbing, electrical contractors headquarters provided that not more than 50 percent of the total area within the principal structure be allocated to a service function, with the remaining area to be general office uses (5) Wholesale businesses provided that the area allocated to storage shall not exceed 50 percent of the total floor area of the building (6) Exterior storage of trucks and self-propelled equipment accessory to the principal use (7) Public utility facilities (8) Automobile service stations, without motor vehicle sales or leasing (9) Printing shops 8.420. Special Minimum Requirements for "B-4" Districts. The following minimum requirements shall apply in all "B-4" Districts: (1) The front yard setback shall be 30 feet, except when the lot fronts on a service road adjacent to a major arterial roadway and the land use across said arterial is residential. In such cases, the minimum front yard setback shall be 100 feet, except the front yard setback for parking shall be a minimum of 50 feet.
