<br />ORDINANCE NO. 895 <br />-4- <br /> <br />The side and rear yard setbacks shall be 10 feet. <br />Parking may occur within 10 feet of a side or 5 feet of a rear <br />lot line. In the case of corner or double frontage lots, the <br />front setbacks shall apply. <br /> <br />(2) All buildings shall be finished on all sides with <br />permanent finished materials of consistent quality. Exterior <br />wall surfaces shall be face brick, architecturally treated <br />concrete, or equivalent. <br /> <br />(3) Credit towards fulfilling the parking requirement pro- <br />visions of the City Code shall be given for the retention of <br />existing trees within planned parking areas. The amount of <br />credit shall be equivalent to the number of parking spaces <br />occupied by said trees. <br /> <br />(4) Existing trees shall not be removed unless permitted <br />as shown on an approved site plan. <br /> <br />(5) No limit shall be placed on the height of buildings <br />ln the "B-4" District, nor shall any minimum floor area ratio <br />be required. However, buildings over 40 feet in height shall <br />have front lots not less than (3/4) of the height of the building <br />and side and rear yard setbacks of not less than (1/2) of the <br />height of the building. <br /> <br />(6) 3 percent of the surface area of land within a parking <br />area shall be landscaped with grass and shrubbery or other approved <br />ground cover. <br /> <br />(7) Parking areas and drives shall have poured in-place <br />concrete curbing. <br /> <br />(8) Site plans for all developments shall require special <br />use permits prior to the issuance of building permits. At least <br />the following information shall be submitted for review: <br /> <br />A. Site development plan <br /> <br />B. Building plans, including building elevations, indicating <br />mass, building materials, and color of all exterior <br />surfaces, including all materials proposed to meet the <br />screening requirements of this Ordinance <br /> <br />C. Landscape plans, including the number, species, and <br />size of all plantings <br /> <br />D. Grading, drainage, and utility plans <br />
