<br />-2- <br /> <br />File No. 12S - Application from Zenith Oil Company for a special use permit to <br />construct a service station in an 1-1 District at the intersections of Cleveland <br />Avenue and County Road C. <br /> <br />Robert Hanson advised that a representative of Zenith Oil Company contacted him on <br />June 13, 1963. He suggested that the representative from Zenith Oil Company re- <br />submit the development plans after the proposed street grades for Cleveland Avenue <br />and County Road C have been established on the plan. <br /> <br />Membrez Moved, Grauel Seconded, that the Zenith Oil Company request for a special <br />use permit be laid over until our next regular meeting. Carried unanimously. <br /> <br />George Membrez was excused from the meeting at 9:20 P.M. <br /> <br />File No. 114 - R-4 and R-S Districts <br /> <br />R-4 This district would apply to 3 to 4 unit buildings with a mininum square <br />footage of 15,000 square feet. Front yard setbacks would be 30 feet with <br />3/4 of the height the building for a side yard setback with 15 foot <br />minimum. 1-1/2 parking spaces would be required per unit to be held back <br />10 feet from any contiguous R-l property line and screened as required <br />in the existing ordinance. In addition 300 square feet of space for <br />recreational purposes would be required per unit with two bedrooms or <br />more, 50 percent of this play space would have to be enclosed. You will <br />note on the sketches that these requirements can be met neither in interior <br />nor a corner lot. Minimum frontage would be 100 feet. Thus, a typical lot <br />might be 100' x ISO' in depth. <br /> <br />R-5 This zone would be designed for 3 to 7 units with a mlnlmum square footage <br />of 15,000 square feet plus 3,000 square feet for additional units over 4. <br />The side yard setbacks and front yard setbacks would be the same as required <br />in the R-4 district with 1-1/2 parking spaces per unit. Again, 300 square <br />feet of play area would be required per apartment unit with two bedrooms <br />or more. You will note on the sketch that a 7-plex unit would thus require <br />24,000 square feet of property or approximately 150' x 160' in depth. The <br />sketch illustrates that such an area of land can quite comfortably accommo- <br />date the building area, working area, play space, setbacks, etc. <br /> <br />Buildings constructed in the R-4 and R-5 Districts shall be limited to two stores in <br />height. <br /> <br />Grauel Moved, Mot1 Seconded, that we recommend to the Village Council to amend the <br />zoning ordinance to include R-4 and R-S Districts under the multiple zoning classi- <br />fication which will provide for development of 3 and 4 unit multiple dwellings and <br />3 - 7 unit multiple dwellings; that Howard Dahlgren will prepare the proposed amend- <br />ment incorporating these districts into the ordinance and have it checked by the <br />Village Attorney before it is returned to the secretary of the Planning Commission <br />and subsequently submitted to the Village Council for consideration; that the pro- <br />posed amendment limit building constructed in the R-4 and R-5 Districts to 2 stories <br />in height.
