-2-

File No. 159 - Har-Mar, Inc. application for a special use permit to conduct new
car sales within the existing Har-Mar Shopping Center. Clarence Hart, attorney,
advised that the proposed show room has 2300 square feet of space which will
provide room to display six cars.

Residents living near the shopping center were not particularly opposed to this
application but were disturbed over the length of time it has taken Har-Mar, Inc.
to fulfill the terms attached to the special use permit pertaining to construction
of the shopping center.

They were: Mr. Tesler, 1970 Arona Street; Mr. Keppler, 1365 Ryan Avenue; Bernard
Warner, l455 Ryan Avenue; Leonard Nielson, l4l3 Ryan Avenue; Jack Rausch, 1414
Shryer Avenue; Howard Thomas. 1916 Asbury Street. These persons are interested
in determining the length of time it will take to resolve the drainage problem,
finish erecting the fence, do the necessary grading which will permit the laying
of sod and the planting of screening for the buffer zone.

Grauel moved, Motl seconded, that the application be approved on the following
conditions: I) The applicant shall not service or repair any vehicle on the
premises; 2) The applicant shall not display or sell any used cars on the premises;
3) The applicant shall confine its new car display to within the show room area
and not be permitted to display vehicles on the parking lot; 4) That Har-~1ar, Inc.
determine the completion date of contracts let for the erection of the shopping
center improvements and that these dates be acceptable to the Village Council and
the adjacent property owners. Carried unanimously.

File No. 156 - Minnesota Federal Savings & Loan Association request for variance
from the Village sign ordinance. No one attended the meeting. The applicant
desires to erect another pylon sign in the Lexington Plaza Shopping Center. The
center already has two pylon signs which is permitted by the ordinance.

Soike moved Motl seconded, that we recommend that the variance be denied on the
basis that the sign ordinance should be adhered to and that approval of this
request would set a precedent for other businesses to make similar requests for
variances from the sign ordinance. Carried unanimously.

File No. 157 - Application from Robert G. McGilligan to subdivide land on Skillman
Avenue near Lexington Avenue. No one attended the meeting.

Soike moved, Grauel seconded. that the application be continued until the next
meeting and the secretary notify Mr. ~1cGilligan of the meeting. Carried unanimously.

Case No. 158 - Application from Russel J. Milner, etal; for preliminary plat of
Oakridge Lane Addition near Roselawn Avenue and Victoria Street. No one attended
the meeting.

Grauel moved, Motl seconded, that the application be continued until the next
regular meeting and that the secretary notify Mr. ~1ilner of the meeting.
