<br />-2- <br /> <br />Mr. Kocour further indicated that he would prefer to see the open space in this area <br />left as it is. <br /> <br />Mr. R. O. Rebeck, 1206 Oakcrest indicated that he had no objection to the houses but <br />by subdividing it into three lots it would appear that it would be crowding the area more <br />than is necessary. <br /> <br />Recommendation <br /> <br />Eagles Moved, Edlund Seconded, that we recommend to the Village Council that the <br />request for division of a lot at 1190 Oakcrest by William Stenger be approved on the <br />condition that payment of $2,927.87 for sanitary sewer and water improvements as set <br />forth in Ordinance 66.230 and 72.035 be paid and that the proposed property be platted <br />instead of metes and bounds. Roll Call, Ayes: Demos, Eagles, Edlund, Johnson, Pope and <br />Membrez. Nays: None. <br /> <br />Planning File 513-69 - R. W. Kemp request for division of a lot and variances at 300 Elmer. <br /> <br />Presentation <br />1 , <br /> <br />Mr. Charles Wood spoke in the absence of Mr. Kemp. Mr. Wood indicated that he would <br />like to divide this lot and thereby produce two building sites; one would have 8,978 square <br />feet and the other lot would have 11,834 square feet. Both of these are under the minimum <br />square footage requirements contained in the ordinance, however, he indicated that many of <br />~1e lots in this area and especially those with frontage on the lake have a width of 50 feet. <br />Mr. Dahlgren further indicated that the square footage area contained in these two lots is <br />proportionate and reasonable in scale with the other houses in this area. <br /> <br />Recommendation <br /> <br />Edlund Moved, Johnson Seconded, that we approve the application of R. W. Kemp <br />for division of a lot and variances at 300 Elmer, subject to the payment of $924.59 for <br />sanitary sewer and water improvements as set forth in Ordinance 66.230 and 72.035. <br />Roll Call, Ayes: Demos, Eagles, Edlund, Johnson, Pope and Membrez. Nays: None. <br /> <br />Planning File 5l4-69 - Western Oil Company request for special use permit and variance to <br />setback at 1721 North Lexington Avenue <br /> <br />Presentation <br />. <br /> <br />Mr. Campbell, Manager of Construction for Western Oil Company presented the <br />construction plans and drawings for this proposed service station. He indicated that <br />they proposed to tear down the existing service station at this location and construct <br />a new facility to be operated by the Western Oil Company. <br /> <br />There was some question and confusion over the 16.5 foot additional right-of-way <br />that would be required for the improvement of Lexington Avenue. <br /> <br />Mr. Tuck, representing the Western Oil Company, indicated that the company would <br />not be willing to dedicate the 16.5 feet of property on Lexington Avenue at this time. <br /> <br />Discussion <br /> <br />Mr. and Mrs, Christensen, 1728 Lindy, asked if the sign advertising the service <br />station would be flashing and rotating. The representative of the oil company indicated <br />that it would be rotating but not flashing. There was some discussion between the <br />Commission members as to whether or not the Western Oil Company should be requested to <br />dedicate this 16.5 feet for Lexington Avenue improvement.
