<br />-4- <br /> <br />Mr. Joe Salland, representing Mr. Edlund, made the presentation for this rezoning <br />request. Mr. Salland indicated that there are no immediate plans for the expansion of the <br />present office facilities. He indicated tllat off street parking could be utilized for <br />the proposed rezoned property at this time. ~~ further indicated that this property was <br />developed prior to the 195~ zoning ordinance and is, therefore, a non-conforming use with <br />a single family zone. <br /> <br />Discussion <br />I <br /> <br />Mr. Robert Moore, 1613 Ridgewood Lane, indicated a concern for the future use of this <br />property. He indicated that this was just a further step in commercializing Snelling Avenue. <br />He indicated that there are two existing easements on this property; one for water and the <br />other for storm sewer and, therefore, no permanent type structure oould be built over the <br />existing utility easements. Mr. Moore indicated that it could be possible for these ease- <br />ments to be moved and, therefore, permanent structures to be then put in place. <br /> <br />The Commission indicated that generally final approval is not granted to a rezoning <br />until the Commission, as well as the Village Council, look at the plans of what is proposed <br />to go on the rezoned property. It was indicated that once you rezone the property you lose <br />the control as to what will be placed on that property. It was indicated that in a 9-1 <br />zone there is a limited number of businesses that can conform to that zoning ordinance. <br /> <br />Recommendation <br /> <br />Eagles Moved, Pope Seconded, that we recommend to <br />request from James Edlund for rezoning from R-l and R-2 <br />Avenue be approved. A. Huset request for variance to setback at 1987 Aldine <br />Presentation <br /> <br />Mr. Huset indicated that he would like to construct a house Sl feet in width with <br />lO feet of sideyard setback on the interior lot line, leaving 23 feet contiguous to <br />Ryan Avenue. Thereby he is requesting the 7 foot setback along Ryan Avenue. <br /> <br />Discussion <br /> <br />There was some question as to the degree of hardship involved in this particular <br />application. It was indicated that the purpose of the variance to setback was for hard- <br />ship cases only and the application should, therefore, demonstrate that a hardship does <br />in fact exist. <br /> <br />Recommendation <br /> <br />Edlund Moved, Eagles Seconded, that the request for variance to setback at 1987 <br />Aldine by E. Nays: Johnson. <br /> <br />Planning File Sl8-69 - Ray Richardson request for variance to setback at 2165 North <br />Victoria Street <br /> <br />Presen ta tion <br /> <br />Mr. Ray Richardson indicated that he would like to construct a 12 foot garage on <br />the north side of his property which would leave a 1 and l/2 foot side yard setback. <br />He indicated that his neighbor has a setback of 8-l/2 feet and when the two are combined <br />will leave a total of 10 feet. <br />
