<br />-5- <br /> <br />Discussion <br /> <br />The Commission once again referred to the question of hardship as far as the grant- <br />ing of variance~t also, the problem of fire protection was brought up at this time. There <br />was a question as to the adequate space between the two structures for the purpose of <br />fighting fires. The Commission seemed to indicate that the 1-1/2 foot setback was just <br />not adequate to properly maintain the standards that the ordinance called for. <br /> <br />Recommendation <br /> <br />Johnson Moved, Edlund Seconded, that the request by Ray Richardson for a variance <br />to setback at 2165 North Victoria Street be denied. Roll Call, Ayes: Eagles, Edlund, <br />Johnson, Pope, Membrez. Nays: None. Abstentions: Demos. <br /> <br />Planning File 519-69 - Murphy Oil Corporation request for special use permit at 2151 <br />T North Dale Street <br /> <br />Presentation <br /> <br />Mr. Don Haitzcamp, Construction Superintendent for the Murphy Oil Corporation, <br />spoke on behalf of the request. Mr. Haitzcamp indicated that the exterior treatment of <br />the building would be completely used brick and that the three service bays would be <br />oriented toward the rear of the property. He further explained the construction plans to <br />the Commission. <br /> <br />Discussion <br /> <br />The Commission seemed to be somewhat concerned about the development of the entire <br />tract of land in this area. Mr. Mort Huber indicated that he was not the owner of the <br />proposed property but that his father, Mr. Joseph Huber, was the property owner. He did <br />not indicate the extent of the plans to develop the remaining property. There was also <br />some question as to why the need for another service station in this area. A represent- <br />ative of the oil company indicated that the Standard Oil Station in the northeast quadrant <br />of B- and Oale was the only station in quite a radius of the proposed station. <br /> <br />Recommendation <br /> <br />Eagles Moved, Demos Seconded, that the request by the Murphy Oil Corporation for <br />a special use permit at 2151 North Dale Street be approved with the condition that the <br />proper dedication of 10 feet of right-of-way along County Road B and Dale Street be acquired <br />and that the 20 foot wide sanitary sewer easement along the east side of the property be <br />kept clear of any permanent type construction. Roll Call, Ayes: Demos, Eagles, Edlund, <br />Johnson, Pope, ~~mbrez. Nays: None. <br /> <br />Planning File 520-69 Ban-Con, Inc. request for rezoning from R-l to R-3 at approximately <br />2561 North Aladdin Street <br /> <br />Presentation <br /> <br />Mr. Membrez indicated that the Planning Commission had received a request from the <br />Ban-Con Corporation to withdraw this rezoning request at this time. <br /> <br />Planning File. 521-69 - Richard Schreier and Preston Brenon request for variance to set- <br />back on Lots 10 thru l6, ~lock 1 - Owassodale Addition <br /> <br />Presentation <br /> <br />Mr. Preston Brenon is requesting that the setback for Lots 10 thru 16, Block 1 <br />Owassodale Addition be reduced to 23-l/2 feet instead of the normal 30 feet. He <br />indicated that a single family home has been constructed on Lot 12 with the setback <br />
