Indicated he did not like the plan of the service station <br />and felt there were ample service stations in the immediate area. <br />Dr. Ernest C. Patchet. l77l Bruce. Wanted to know why a special use permit was needed for <br />a service station and what Was a special use. <br />There was further discussion on the number of off street parking spaces available on this <br />size lot. indicated on the plan submitted by the Standard Oil Company. <br />The Commission members indicated that they felt this was a crucial concern of what could <br />be located in this high traffic volume area. <br /> <br />Recommendation <br /> <br />Edlund Moved, Carpenter Seconded, that the request of the Standard Oil Company for a <br />division of a lot and special use permit for a service station at 2441 North Fairview <br />Avenue be continued until the next Planning Commission IDeeting with the understanding that <br />the Standard Oil Company people would come back with a plan indicating ample off street <br />parking. Roll Call: Ayes: Carpenter, Pope, Eagles, Edlund and Membrez. Nays: None. <br /> <br />Planning File 529-69 - Waylander and Larson request for amendment to zoning code to <br />allow certaln sales (antiques , handicrats and ~ifts) in a B-1 zone at 2201 North <br />Lexington Avenue. <br /> <br />Presentation <br /> <br />Present were a Mr. Frankson with the Keller Corporation and Mrs. Roy Larson, the purchaser <br />and proposed operator. Mrs. Larson indicated that she would be operating a boutique <br />business selling antiques, handicrafts and gifts. She indicated that her business catered <br />to the ladies and that normally she would have no more than one or two customers at any <br />given time. The hours of her operation are from 10:00 A.M. to 4:00 P.M. and open one night <br />a week. She also stated that she hoped to clear up the property, paint the outside, put <br />some plantings on the south side and tear down the old garage on the property. <br />The Commission wanted to know why this was not a rezoning rather than an amendment to the <br />zoning code in the B-l zoning district. It was indicated that Mr. Dahlgren recommended <br />this method of land use for the property. <br /> <br />It was felt that the rezoning to a B-2 zone would allow more types of property uses than <br />the limited number of uses under a B-1 zone. There was a question as to the setback of this <br />property from Lexington Avenue. <br /> <br />Recotmlendation <br /> <br />Carpenter Moved, Pope Seconded, that we recommend that the request of Way lander and Larson <br />be permitted as a conditional use in a B-1 zone. Roll Call, Ayes: Carpenter, Pope, Eagles, <br />Membrez. Nays: Edlund. <br /> <br />Planning File 530-69 - Norman Moshou request for variance in R-6 zone at 2825 Rice Street. <br /> <br />Presentation <br /> <br />Mr. Norman Moshou spoke on behalf of the apartment development and said that he is request~ <br />ing a variance to the present zoning to allow studio or efficiency apartments in an R-6 <br />area. Under the plan there would be 12 studio apartments out of the development of 180 <br />units. representing approximately seven per cent of the total development. These studio or <br />efficiency apartments would face the interior court yard. The efficiency apartment would <br />contain a living room of approximately 500 square feet. The one bedroom apartment, 750 <br />square feet, and the two bedroom apartment between 900 and 1100 square feet. Studio or <br />efficiency apartments would be $145 a month with the one bedrooms at $175 and the two bed~ <br />rooms at $205 - $225 per month. <br />
