<br />-5- <br /> <br />Mr. Wahlberg stated that he was unsure as to the traffic distances needed between the <br />entrance to the shopping center at B-2 and the exit from the bank on to Fairview Avenue. <br />Mr. Parranto indicated that a letter had been submitted to the Village Council dated <br />July 3, 1969, which states: "It is our understanding that the variance requested would <br />allow the same setback s that are required for B-2 zoning and we would like to advise you <br />that after completion of the building if the Council decides to initiate a rezoning to B-2 <br />classification, there will be no objections on our part and we would be most happy to coop- <br />erate in any way necessary." <br /> <br />A petition signed by 30 residents was submitted to the Planning Commission which reads <br />as follows: "The undersigned property owners in the Village of. Roseville hereby petition <br />that the variance for Lot 1, Block 1, Rosedale Center, 2440 North Fairview Avenue, be not <br />changed." <br /> <br />Reconunendation <br /> <br />Edlund Moved, Eagles Seconded, that we approve the site plan of the Mid America Ban- <br />corporation and the variances requested, subject to the condition that the property be <br />rez;oned to B-2 after the building is constructed. Nays: None. <br /> <br />Plannin~ File 532-69 - Partridge Construction Company request for rezoning from 1-1 to <br />1-2 at 161 West tounty Road C-2. <br /> <br />Presentation <br /> <br />Mr. Don Partridge, 104 Emerald Avenue, New Brighton, presented his reasons for requesting <br />a rezoning of the proposed property. ~~. Partridge stated that there are 26 acres in the <br />site and that he has a committment to sell the east 11 acres to the Mack Truck Corporation <br />for a sales and service building. He estimated that the Mack Truck Corporation would <br />employ between 80 and 100 people and that the building and land valuation would be approxi- <br />mately $1,000,000. <br /> <br />Discussion <br />. <br /> <br />There was a question as to which street would be servicing this particular area off of <br />County Road C-2. The plan indicated tllat a cul-de-sac would be provided at this time. <br />There was also a question as to which street this particular building would face. It was <br />indicated it should face the freeway if possible and that the Planning Commission would <br />request a letter from the company to that effect. There was also some question as to why <br />it was necessary to rezone the entire track when only approximately 1/3 of the area had a <br />particular use at this time. <br /> <br />Recommendation <br />, <br /> <br />Edlund Moved, Eagles Seconded, that tile request for rezoning from 1-1 to 1-2 by the <br />Partridge Construction be approved for approximately 11.72 acres of the property which <br />is legally described as Tract 1, as follows: <br /> <br />All that part of the Northeast 1/4 of Section 5, Township 29, Range 23, Ramsey County, <br />Minnesota lying East of the West 1131 feet, lying Westerly mdNortherly of TH No. 35-W <br />right-of-way and lying Southeasterly of St. Croix Falls Improvement Company right-of-way <br />except that part described as follows: Beginning at the Southwest corner of above <br />described property; thence North 0 degrees, 25 minutes West along the East line of the <br />West 1131.0 feet of said Northeast 1/4 a distance of 711.15 feet to the Southeasterly <br />line of St. Croix Falls, Minnesota Improvement Co. right-of-way; thence North 31 degrees, <br />09 minutes, 10 seconds East along said Southeasterly right-of-way line a distance <br />of 400.0 feet; thence South 58 degrees, 50 minutes, SO seconds East perpendicular to <br />
