Mr. Reiling also indicated that the existing house on this property would <br />be torn down. <br /> <br />Recommendation <br /> <br />Edlund Moved, Johnson Seconded, that we recommend that the George Reiling request for a <br />preliminary plat (Kimberly Park at Heinel Drive and Dale Street) be approved subject to <br />the paying of $200 per lot for storm sewer assessments. Nays: None. <br /> <br />Planning File 537 - 69 - Chandler Wilbert Vault Company request for variance to density <br />2280 North Hamllne Avenue. <br /> <br />Presentation <br /> <br />Mr. Bud Chandler of the Chandler-Wilbert Vault Company stated that his company is proposing <br />to add a two story office and receiving dock addition measuring IS feet by 86 feet across <br />part of the Hamline side of the building. This addition is to have its front in line with <br />the present office at the northwest corner of the building. Mr. Chandler stated that he is <br />asking for a variance to the density since this addition would put him slightly over the <br />requirement of floor area and land area ratio. He further stated that the exterior treat- <br />ment of the addition would be identical to the present structure, and that he hoped to start <br />construction as soon as possible. <br /> <br />Discussion <br /> <br />A question was raised as to whether or not this addition should conform to the new code <br />and requirements for industrial property or should we permit variance~ 'to properties that <br />come under the so-called "Grandfather Clause". Mr. Dahlgren indicated that he had not <br />reviewed a total site plan with the applicant for the entire property. Mr. Dalhgren felt <br />that this was necessary in order to review not only this addition but possibly any future <br />additions to this structure. It appears that the central question in this matter is not <br />the variance to density requirements, but how the new addition conforms to the total site <br />plan of this property. <br /> <br />There was also a question as to whether or not there would be any green area left in the <br />front of the company. It was indicated that there would be no green area remaining in <br />the front of the building. There was also a question as how the new overpass on Hamline <br />Avenue would affect the vision of the property. Mr. Goldberg indicated that the road would <br />place anyone coming across the overpass at approximately 5 - 6 feet higher elevation than <br />presently exists. There was also a question as to whether or not this addition would increse <br />the employees for the company. Mr. Chandler indicated tllat there would be no new employees <br />contemplated at this time, that the addition was just to enlarge the present facilities for <br />office and employee lounge facilities. <br /> <br />Recommendation <br /> <br />Johnson, Moved, Demos Seconded, that we recommend that the Chandler-Wilbert Vault Company <br />request for variance to density at 2280 North Hamline Avenue be approved subject to the <br />applicant presenting a total site plan for consideration by the Village Council.
