-3-

Planning File 538-69 - Carl Anderson request for variance to setback at 917 Transit Avenue.

Presentation

Mr. Carl Anderson, 917 Transit Avenue, stated that he would like to construct an attached
garage which would be 24' in width and thus reduce his side yard to 6.4'. He stated that
he would like to have the extra wide garage so that he can store additional items in the
garage.

Discussion
,

There was a question on whether or not the applicant could increase the depth of the garage
instead of the width and thus have approximately the same square footage in the garage.
There was also a question as to how the lot to the west would be developed. In other words,
what would be the setback of that particular house fronting on Transit Avenue.

Recanmendation

Johnson Moved, Edlund Seconded, that the Carl Anderson request for variance to setback at
917 Transit Avenue be granted for 8.4' instead of 6.4' giving him a 22' garage, but that
the petitioner should contact the owner of the vacant westerly lot so that a 20 foot set-
back will exist between the two houses. Roll Call, Ayes: Johnson, Demos, Eagles, Edlund,
Membrez. Nays: None.

Planninf File 539-69 - Richard O'Dea request for variance to corneryard setback at 386
drooks venue.

Presentation

Mr. Richard O'Dea, 386 Brooks Avenue, stated that he would like to put a 11-1/2 foot
family room onto his L shaped home. He stated that he is requesting a 24 foot setback
instead of the required 30 foot front yard setback. ~Ir. 0' Dea stated that due to the
shape of the house there would be no vision problem as far as the extension of his property.
He further stated that if this variance were granted it would result in a 19 foot garage
for his property.

Discussion

A letter was read from Mr. and Mrs. Alfred Schultz, 385 Brooks Avenue, stating their
opposition to this variance. They indicated that it would obstruct their view and would
be a hindrance to the neighborhood. Mr. O'Dea presented a petition from 10 residents in
the neighborhood stating that they had no opp~sition to this variance. There was a
question as to the size of the garage, that being of 19 feet as too small for a two car
garage. Mr. O'Dea indicated that this was probably true, however, he felt that it would be
sufficient for his needs.

Recommendation

Johnson Moved, Demos Seconded, that we recommend that the Richard O'Dea request for
variance to corner yard setback at 386 Brooks Avenue be approved. Roll Call, Ayes~
Johnson, Demos, Eagles, Edlund, Membrez. Nays: None.

Planninj File 540-69 -
2~43 \\r'es'tern Avenue'

Roy Peterson request for preliminary plat at approximately

Presentation

Mr. Roy Peterson stated that he would like to plat three lots on approximately one
