-2-

PLANNING FILE 524-69 - JOHN MERRILL REQUEST FOR DIVISION OF A LOTS AT 2192, 2204, AND
2216 ST STEPHENS STREET

Presentation

Mr. John Merrill indicated that he would like to divide three lots so that he could build
homes fronting on Fulham and St. Stephens Street. He stated that he was before the
Planning Commission and Village Council previously and the Council denied his request for
a division of four lots in this area. He is now requesting three lots fronting on Fulham
to conform with those that now front on St. Stephens Street.

Discussion

Mrs..Jerome Thayer, 2295 West Laurie Road, asked a question concerning the size of the
lots to be developed. It was stated that the three lots would be 129 feet frontage with
135 foot depth.
Mrs. George Seaberg, 2240 St. Stephens Street, asked a question as to what assurance the
residents in the area had that these lots would remain the size as indicated.

RECOMMENDATION

DEMOS MOVED, POPE SECONDED, THAT WE RECOt.f\1END THAT '!HE REQUEST OF JOHN MERRILL FOR DIVISION
OF LOTS AT 2192, 2204 AND 2216 ST. The question is:
"Should the median strip be constructed, and if so, where and to what extent along Lexington
Avenue ?"

Mr. Dahlgren indicated that perhaps it was not essential to have the median strip all the
way on Lexington Avenue. He suggested and presented an overlay which outlined the area
which would appear to be more conducive to the use of a median strip than others. The
commercial area just north of Larpenteur Avenue appears to have a greater need for median
strip which would contain left turning and holding lanes to service the commercial property
on both sides of Lexington Avenue just north of Larpenteur Avenue. The residential area on
Lexington Avenue would appear to have no real need for a median strip all the way up on
Lexington Avenue. Mr. Dahlgren and Mr. Snyker further indicated that perhaps median
and left turning lanes would be necessary at Roselawn and County Road B. There also was
a question as to the money needed to finance this project with and without the median strip
proposed.

Discussion

Mr. Bob Margo, 1123 Ruggles, had a question as to the slope on Ruggles and Garden coming onto
Lexington Avenue.
Mr. Herb Green, 1871 Lexington Avenue, asked if there were any plans for the upgrading of
Lexington Avenue beyond T.H. 36.
Mr. Snyker answered this question by stating that there were plans to upgrade Lexington
Avenue to the northern terminus.
~. Green also had a question as to the problems of traffic at County Road B-2 and
