NAYS: NONE. <br /> <br />PLANNING FILE 550-69 - JAMES DUDDLESTON REQUEST FOR VARIANCE TO FRONT YARD SETBACK AT <br />429, 435, 439 ~~D 445 TURNSTONE COURT <br /> <br />Presentation <br /> <br />Mr. James Duddleston stated that he was recently before the Planning Commission and the <br />Village Council for approval of a preliminary and final plat for these four lots. He <br />stated that he is now in the process of designing and building homes in this area and he <br />finds that he would prefer to have less of a front yard setback than the normal 30 feet <br />required in the ordinance. His reason for this was that it would present more lakeshore <br />frontage if the rear yard could be increased. He indicated he felt it was necessary for <br />Lots 1 and 4 in the plat, and probably the esthetics would be improved if the variance were <br />granted from 30 feet to 20 feet for all four lots in the plat. <br /> <br />Discussion <br /> <br />Hr. Dahlgren indicated that he felt this was a matter of judgment to grant or deny these <br />variances. That it probably was a valid point to preserve more lake frontage in this <br />particular area and that no other property owners would be effected by this particular action. <br />Mr. George McMann wanted to know why we needed this variance and why do we need to deviate <br />from the Village Code. <br /> <br />RECOMMENDATION <br />, <br /> <br />DEMOS MOVED, POPE SECONDED, THAT WE RECQ\1MEND THAT THE REQUEST OF JAMES DUDDLESTON FOR <br />VARIANCE TO FRONT YARD SETBACK AT 429, 435, 439 AND 445 TURNSTONE COURT BE APPROVED. <br />ROLL CALL, AYES: DEMOS, POPE, EDLUND, MEMBREZ. RITT, M.D., REQUEST FOR REZOING FROM R-l TO B-2 AT 1820 NORTH <br />LEXINGTON AVENUE <br /> <br />Presentation <br /> <br />Mr. James Jansen, Vice President of the Falcon Heights State Bank gave a presentation for <br />this particular matter. He indicated that the Falcon Heights State Bank is presently <br />located at Larpenteur and Snelling Avenue and has been there since 1947 in the small <br />shopping center site. He stated that the site on Lexington Avenue, south of Ruggles <br />presently contained 3 homes, two that are occupied and one that is not, that is over 100 <br />years old and is probably the oldest home in Roseville.
