<br />-3- <br /> <br />of the Village of Roseville and that he would nOt require any variances for this particular <br />move. He stated that the valuation of the house is in the neighborhood of $35,000 - <br />$45,000 home. He stated that the cost of moving the home from the Snelling address to the <br />Westwood Circle address would cost approximately $5,500. <br /> <br />Discussion <br /> <br />Mr. Jack Dools, Westwood Circle, stated that he had purchased some lots on this property <br />and would like to know the construction of the home and its particular size. <br /> <br />Mr. G. Willard Fornell, 1940 Westwood Circle, had a question as to the square footage of the <br />particular home and also raised the question of a number of private deed restrictions that <br />are contained in his contract and wanted to know what effect these deed restrictions would <br />have on the proposed relocation of this dwelling. The Commission indicated that the Village <br />of Roseville was not bound by any private deed restrictions but merely to enforce the part- <br />icular building codes and requirements of the code in general. <br /> <br />Mr. Harry Nordby, 1939 Midland Hills Road, indicated that he was not mailed a notice and <br />felt that he was within the 250 feet requirement. <br /> <br />It was stated that Mr. Nordby was mailed a notice but at an address in which a tenant is <br />living in one of his homes. <br /> <br />Mr. Tom Nichols, 2160 Draper Avenue, had a question as to when this particular home would be <br />completed and also a question relating to the soil test of the property in question. <br /> <br />Recommmdation <br /> <br />Johnson Moved, Demos Seconded, that the request of Myron Rozmark for relocation of a dwelling <br />at 1937 Westwood Circle be approved. Roll Call, Ayes: Johnson, Demos, Edlund, Membrez. <br />Nays: None. <br /> <br />Planning File 555-69 - E. H. Willmus Properties request for special use permit for service <br />station in 1-2 zone at 2650 North Cleveland Avenue. <br /> <br />Presentation <br />J <br /> <br />Mr. Jim Nelson. representing the Willmus Properties, Mr. Mike Rich, engineer with the Willmus <br />Prol !rties and Mr. Reisingame, District Manager for the Standard Oil Company, all spoke on <br />behalf of the applicant. Mr. Nelson stated that the particular request was for a special use <br />permit for the construction of a service station in an 1-2 zone located at Cleveland and <br />County Road C. He indicated he felt the construction of a service station was a compatible use <br />in this' area and that it was a necessary use since there were only three other stations in the <br />immediate area. Mr. Nelson stated that they had met with Mr. Dahlgren, Mr. Kluegel and <br />Mr. Goldberg and that all requirements of the zoning code have been complied with. He stated <br />there will be two entrances coming in from County Road C and two entrances from Cleveland <br />Avenue. There will be three bays and a storage area to the north of the proposed service <br />station. The size of the station will be approximately 70 x 3S feet with 22 parking spaces. <br /> <br />f ~_LLt'~'- <br /> <br />There was no one that appeared from the audience on behalf of this applicant. 'The Commission <br />asked Mr. Dahlgren if he felt all the requirements had been complied with. Mr. Dahlgren stated <br />that they had with one exception which was the requirement in the new V;ll~ Code which stated <br />that a five foot setback must be maintained for parking purposes. Mr.C?aubj)e~ stated that he <br />did not have a chance to discuss this with the applicant, but felt this 'could be accomplished <br />by reducing the setback on County Road C from the required 50 feet to 45 feet.
