-2-

Mr. Raymond L. Schreurs, 3058 North Wilder, spokesman for the residents on Wilder
Avenue stated that he was opposed to this rezoning and requested that the Planning
Commission recommend denial for the following reasons: 1) he felt there were too many
proposed rezoning changes in the immediate area of Cleveland and County Road D. 2) the
traffic congestion that would be generated by the addition of 98 apartment units i 3) that
it was near a grade school and should, therefore, stay single family development; 4) felt
the inexperience of the Bristol Company as an apartment developer should be considered as
a factor.

tofrs. Richard Smith, 3069 North Wilder, had a question concerning the increased traffic in
the area and what effect this would have upon the school property and children that must
walk. towards that school.

~'lr. Richard Smith, 3069 North Wilder, had a question of the grading on the site and he
indicated that the southern part of the property was quite low and swampy and wondered
if it was suitable for building site.

/'.1r, Curt Holine, 3082 North Wilder, was opposed to the rezoning because of the property on
the east was zoned R-l and he felt that this property should also remain R-l.

~1r. Pope raised the question that he felt the critical issue in this case was whether or
not the 170 foot buffer zone between the north property line and the first apartment build-
ing carried out the intent of the "701" Plan. He wondered if the line was moved further
south, say to the proposed 220 feet from the north property line, would this have any effect
upon the objections of the residents on Wilder Street.

Recommendation

Johnson Moved, Edlund Seconded, that the request by the Bristol Company, Inc. for rezonin~
from R-l to R-3A and special use permit at 3030 North Cleveland Avenue be continued until
the next Planning Commission meeting on January 7, 1970, so that the applicant could meet
with the residents in the area to discuss some of the details involved in this proposal.
Roll Call, Ayes: Eagles, Demos, Edlund, Johnson, Pope, Membrez. Nays: None.

Planning File 557-69 - Arthur H. Anderson request for division of a lot at 886 Brenner
Avenue.

Presentation

Mr. Art Anderson indicated that he would like to divide this lot on Brenner and Chatsworth
so that there would be 90 feet on the west side and approximately 188 feet in depth. He
indicated that the site was approximately 1-1/2 acre in size and that there is presently
a home fronting on Victoria Avenue.

Discussion

Mr. Dahlgren pointed out that if the applicant reduced the frontage from 90 feet to 85
feet it would be possible to have tl\ree buildable lots on this site. Mr. Anderson said
that he understood this, however, he felt he would like to retain the large lot and thus
is only requesting this particular division of the lot.

Recommendation
.

Edlund Moved, Demos Seconded, that we recommend that the request of Arthur H. Anderson
for a division of a lot at 886 Brenner Avenue be approved. Roll Call, Ayes: Eagles,
Demos, Edlund, Johnson, Pope, Membrez. Nays: None.
