<br />-4- <br /> <br />Plannin& File 568-70 - Ban-Con, Inc. request for approval of preliminary plat, Westwood <br />Village Townhouses Plat No. 2 at 2750 North Dale Street <br /> <br />Presentation <br />t I J ~ <br /> <br />Mr. Ted Glasrud, President of Ban-Con, Inc., presented the preliminary plat. The area <br />to be developed is presently z~\ed for townhouses and is located between Dale Street, <br />MacKubin, Woodhill Drive and the north line of the Willmus apartment project. Hr. Glasrud <br />stated there were approximately eleven acres and they wished to develop about about 78 <br />townhouse lots. They proposed to take the flat area and develop about three low areas with <br />walkouts and a winding creek. The plan was developed by Hade Stageberg Architects. <br /> <br />Discussion <br /> <br />Mr. Dahlgren pointed out that the parking setback requirements between the street and park- <br />ing area as required by ordinance is 15 feet. The plan as presented doesn't conform to <br />these setbacks and would have to be adjusted. <br /> <br />Mr. August Tranitelna, 537 Woodhill Drive. Asked about the location of the garages on <br />Woodhill Drive. Mr. Glasrud pointed out that they would face Woodhill Drive and be the <br />same as the townhouses that are presently built in the area east of this proposal. <br /> <br />No one spoke in opposition to the proposal. The Planning Commission discussed the required <br />parking setbacks as pointed out by Mr. Dahlgren. They felt these requirements should be <br />met. Mr. Dahlgren indicated he thought the design concept for the project was a good one <br />but the plat would have to be rearranged and adjusted so that it would conform to the <br />parking requirements setback. A plan which was prepared by Mr. Glasrud's landscape arch- <br />itects was also discussed and it was pointed out that this plan did not conform to the <br />plat arrangement as shown on the plan in the file. <br /> <br />Re canmend at ion <br /> <br />Kellett Moved, Edlund Seconded, that the request by Ban-Con, Inc. for approval of pre- <br />liminary plat, Westwood Villaae Townhouses Plat No. 2 at 2750 North Dale Street be continued <br />for one month and that the secretary be instructed to inform Mr. Glasrud that the pre- <br />liminary plat should be redrawn so as to conform to the setbacks for parkin.lt and driveways <br />as provided in the Village ordinance. Nays: Noneb <br /> <br />Planning File 566-70 - Jell and Associates request for rezoning from 1-1 to B-3 and <br />Special Use Permit at 2540 North Cleveland Avenue. <br /> <br />Presentation <br /> <br />The plans for the proposed project were presented by ~fr. Loftsgaarden. He stated that they <br />were proposing to build a major franchise hotel-motel to cater to the general public. He <br />indicated that they had before the Village Council a liquor license application. The <br />proposed motel was to be constructed on the westerly six acres of the property and the bal- <br />ance of approximately four acres would be reserved for future expansion. The architects for <br />the project are Buetow and Associates. Their request at this time was for the rezoning of <br />the entire ten acres of property, although as mentioned above, the back four acres would not <br />be developed at this time. He said the project would consist of approximately 180 rooms <br />with a swimming pool, restaurant, and other features that go along with a hotel/motel <br />project. He also stated that Jell Associates owned the property, that they have paid $5,000 <br />down for a liquor license application and also $10,000 for a Holiday Inn franchise which is <br />being processed at this time. <br />
