Continental Oil Company request for a special use permit for a <br />commercial car wash at 1721 North Lexington Avenue. <br /> <br />Presentation <br /> <br />Mr. Dale Hudson, Mr. Jim Adams and Mr. Bob Carey appeared for the Continental Oil Co. <br />Mr. Hudson indicated that this would be a tunnel type drive through car wash and would be <br />located in the present location of the Mileage Service Station. He indicated that this <br />property is presently being leased to the nursery on a month to month basis. He stated <br />that they have property with dimensions of 183 feet on Lexington Avenue by 196 feet deep. <br />He indicated that the total investment including building and equipment would be approxi. <br />mately $192,000. He also presented a plot plan and elevation plan, landscaping plan and <br />pictures which indicated the exterior materials to be used. The exterior materials would <br />be brick and mansard roof. He stated that they would be demolishing the existing build- <br />ing and green houses and would be constructing the drive through car wash as per the <br />presented plans. The cars would enter off Lexington Avenue at their north entrance, pass <br />through the front of the building onto Lexington Avenue at the southerly curb cut. He <br />stated that the north curb cut had been previously approved by the County for the Western <br />Oil Station. <br /> <br />Mr. Dahlgren inquired as to why the Western Oil Station project was abandoned. Mr. Hudson <br />indicated that because of the future median island in Lexington Avenue the Western Service <br />Station people felt that their operation could not be successful. There was also a dis. <br />cussion as to the stacking of cars before and after the cars were washed. Mr. Adams of <br />Continental Oil Company stated that their biggest problem is stacking cars before the wash <br />and not after. He stated the equipment was capable to handle 60-90 cars per hour, depend. <br />ing on the. condition of the cars. He also stated that because of the size of this property <br />they have room.for the stacking of approximately 45 cars prior to being washed. In answer <br />to an.inquiry.he also mentioned that if cars could not enter Lexington Avenue because of <br />congestion.then. the conveyers in the car '<lash would have to be shut down unti 1 the cars <br />could proceed onto Lexington. <br /> <br />Mr. Dahlgren stated that there were approximately 15,000 cars per day during the average <br />week on Lexiniton Avenue, and approximately 17,000 cars on Larpenteur. <br /> <br />Discussion <br /> <br />Mr. Edward Pasteur, representing the Lexington Plaza Shopping Center, indicated that he <br />felt there would be many traffic problems and congestion in this area. <br />
