<br />-2- <br /> <br />Mr. Eagles felt the stacking of the automobiles at the car wash was very poor and <br />that traffic was a problem and he opposes the car wash. Pope Moved. Kellett Seconded~ <br />that the special use permit for the Continental Oil Company Car Wash be approved with <br />the following two stipulations: <br /> <br />1. That a sign be erected prohibiting traffic from making a left hand turn <br />when entering or exiting the car wash onto Lexington Avenue. and that this <br />sign remain in effect until the median strip is put down the middle of <br />Lexington Avenue. <br /> <br />2. That a landscape plan be submitted in detail. <br /> <br />Mrs. Demos moved to amend the motion by including a request for dedication. Kellett <br />seconded. The vote on the amendment went as follows: Those in favor: Kellett and <br />Demos. Those opposed: Pope. Edlund and Membrez. Abstention: Eagles. <br /> <br />The vote on the original motion went as follows: Ayes: Kellett. Demos. Pope. <br />Nays: Eagles and Membrez. Abstention: Edlund. <br /> <br />Planning File 584-70 - Minnesota Transfer Railway rezoning from I-I to 1-2 North of <br />County Road C-2, East of Long Lake Road. <br /> <br />x <br /> <br />The plan was presented before the Commission and it was stated at this time that it was an <br />integrated package and they requested that the Commission consider both parcels of land <br />at this time. <br /> <br />Discussion <br /> <br />Membrez requested more definite plans be submitted. <br /> <br />Eagles Moved, Kellett Seconded. that approval be granted for the rezoning from 1=1 to <br />1=2 only for the 6-1/2 acres for Paper Calmenson. and not for the entire parcel of land. <br />Ayes: Kellett, Demos, Pope. Eagles. Membrez. Nays: None. Abstentions: Edlund. <br /> <br />Planning File 587-70 - Victor Vik approval of preliminary plat at 2200 Fulham Street <br /> <br />Mr. lioward Dahlgren at this time presented the Commission and members of the audience <br />a plan which was a suggested possibility of development for all of the undeveloped land <br />east of Mr. Vik's property. This involved a road running from County Road B north and <br />ending in a proposed cul de sac on the property of Emerson. Murma and Domeir. Mr. and <br />Mrs. Richard Larson opposed the cu1 de sac. They felt it would end up in their back <br />yard and in addition would create a drainage problem. Mrs. Larson stated she desired <br />the road to come into their property from Fulham Street through Mr. Vik's property. If <br />Mr. Vik's plat is accepted. it would cut off of the access to the property east of <br />Mr. Vik's property. There was an objection that Mr. Vik was proposing to divide his <br />property into four lots that were each 97 feet wide; whereas, the lots that are <br />directly across from his on Fulham are 130 feet wide. It was suggested that Mr. Vik <br />redesign his plat into three lots instead of four in order to get 130 foot lots. <br />Larger individual lots were desired. <br /> <br />Discussion <br /> <br />As a result of the discussion and the neighbors in the area expressing different views <br />before the Planning Commission more time was needed for the neighbors and Mr. Vik to <br />have consultation and attempt to arrive at an agreeable solution among themselves. As <br />a result of this Kellett Moved and Demos Seconded. that the Vik approval of preliminary <br />plat be laid over until the next meeting of the Planning Commission. Ayes: Kellett, <br />Demos. Pope, Edlund. Eagles, Membrez. Nays: None. <br />
