Nays: None. <br /> <br />Planning File 592-70 - Richard Coverdale request for rezoning from R-I to R-2 at 1760 <br />North Hamline Avenue <br /> <br />Presentation <br /> <br />Mr. Coverdale stated that if the rezoning were granted he planned to construct duplexes on <br />the property. He indicated, due to the soil conditions, pilings would be necessary and, <br />therefore, the cost of development would prohibit construction of single family dwellings. <br /> <br />Discussion <br /> <br />Mrs. Demos indicated that since the property had recently been filled and pilings were requ: <br />that perhaps development should not be permitted until the fill has had a chance to settle. <br /> <br />Mr. Johnson questioned the need to rezone seven lots since the applicant was only planning, <br />present, to build on the four lots fronting on Hamline Avenue. <br /> <br />Mr. Pope expressed concern over the physical design of the proposed duplexes. <br /> <br />Mr. Edlund felt the area was the right place for duplexes of a high quality design. <br /> <br />Recanmendation <br /> <br />Mr. Pope Moved and Mr. Edlund SecondedQ that the Coverdale request for rezoning from R-I to <br />R-2 be laid over until the Village ordinance can be revised to require a special use permit <br />for construction of duplexes or double bungelows, thereby providing control, by the <br />Plannine Commission and Council, of the physical design of the home. Midwest Planning wil <br />provide the necessary information for revising the ordinance. Roll Call, Ayes: Johnson, <br />Demos, Pope, Edlund and Membrez. Nays: None. <br /> <br />Planning File 593-70 - Maurice Mandel, Inc. request for rezoning from R-I to R-3A and <br />Special Use Permit at 210 South McCarrons Blvd. <br /> <br />Discussion <br /> <br />Mr. Membrez presented a letter from Cottle-Hermann, Architects, requesting that the hearing <br />be deferred until the next scheduled meeting of the Planning Commission. The delay was <br />requested because the survey of the site was not completed in time to prepare the proposed <br />site plans. Mr. Membrez felt the Commission should grant the request. <br /> <br />Recommendation <br /> <br />Mr. Pope Moved and Mr. Edlund Seconded. that the Maurice Mandel request for rezoning and <br />special use permit be laid over until the next regular meeting of the Planning Commission. <br />Roll Call, Ayes: Johnson, Demos, Pope, Edlund and Membrez.
