<br />-3- <br /> <br />Plannini File 596-70 - Carl E4 Nelson division of lot at 3092 North Pairview Avenue <br />Presentation <br /> <br />Mr. Nelson stated that he proposed to divide off the easterly 57.8 feet of his property anc <br />sell it to Mr. Fobaire who owns the adjacent lot to the east. <br /> <br />Discussion <br /> <br />Mr. George Larson, 3080 North Pairview, neighbor of Mr. Nelson's indicated he had no object <br />to the proposed lot division4 Mr. Pope stated he was in favor of the lot division but was <br />totally against requiring a dedication of right-of-way for Fairview Avenue and Wheeler 5t1 <br />as discussed in Midwest Planning's report. <br /> <br />Mr. Edlund indicated he was in total agreement with Mr. Pope's statement. <br /> <br />Mrs. Demos stated that the Villa,e should obtain the 10 foot dedication on Pairview and thE <br />30 foot dedication on Wheeler. <br /> <br />RecODUnendaUon <br /> <br />Mr. Edlund Moved and Mr. Pope Seconded, that the Commission recommend approval of the requE <br />for division of a lot at 3092 North Fairview. Roll Call, Ayes: Johnson, Pope, Edlund and <br />Membre z. Nays: Demos. <br /> <br />Planning Pile 597.70 - Gerald H. Baden request for variance to side~rd setback at 1215 <br />Eldridge. <br /> <br />Presentation <br /> <br />Mr. Baden indicated that he desires to construct an addition on the west side of his home ~ <br />would come within 16-1/2 feet of the rieht-of-way on Pernwood Street4 He stated that seve] <br />of the other homes in the area are within 15 feet of the right-of-way line because of the <br />small lots. <br /> <br />D15 cus Ii on <br /> <br />Mr. Johnson stated he felt the request was reasonable and could see no reason for not gran1 <br />it4 <br /> <br />Recommendation <br /> <br />Mr. Johnson Moved and Mrs. Demos Seconded, that the Commission recommend approval of the <br />request for variance to side yard setback at I215 Eldridge. Roll Call, Ayes: Johnson, DeT <br />Pope, Edlund and Membrez. Nays: None. <br /> <br />Planning File 598-70 - Nabpco, Inc. request for special use permit for sale of snowmobiles <br />B-2 District at 2025 North Rice Street <br /> <br />Presentation <br /> <br />Mr. Weiss, 2025 Rice Street, representing Nabpco, indicated that the only concern he has <br />heard expressed is that the snowmobiles would be operated outside the building. He assure, <br />the Planning Commission that snowmobiles would not be operated on any Nabpco property out- <br />side the building. <br />
