<br />-2= <br /> <br />Planning File 609=71 ~ Carnen Dorso request for rezoning from I-I to 1=2 at <br />2814 North Cleveland Avenue <br /> <br />Presentation <br /> <br />Mro Andy Bond, Attorney representing Mro Dorso, stated that a rezoning from 1=1 to I~2 <br />was being requested in order that the present use of the property would confonn with the <br />Village Code" <br /> <br />Mro Jim Erwin, employee of Mr. Dorso, indicated that the northwest comer of the property <br />is currently being rented to National Car and Truck Rental for purposes of a market test <br />in the area. If the results of the test are favorable; National would probably establish a <br />facility which Dorso woold construct and lease to NationaL Mr. Erwin indicated that the <br />code does not permit this type of development in an 1=1 district" <br /> <br />Discussion <br /> <br />Mr" ~mbrez indicated that the Commission has, in the past, been reluctant to rezone on <br />speculatioo" Mr. ~mbrez also presented a series of photos showing the Dorso property <br />and wanted to know when the finn anticipated on cleaning up the area" <br /> <br />Mr. Erwin acknowledged that the property does get a little messy but stated that the <br />nature of their business requires stock piles of materials, etc. He indicated that it <br />is diffi01lt to clean the area in the winter and spring but that a cleaning program is <br />conducted every SU11lrer" Mr. Erwin also indicated that the company had not previously <br />recei ved any objections from the Village on the coodi tion of the property. <br /> <br />Mr. ~rnbrez pointed out that even if the rezoning were granted, that the area would have <br />to be cleaned. <br /> <br />There was no opposition to the rezoning from the public present in the audience" <br /> <br />Mr. Kellett indicated that he felt the Village staff should be responsible for enforce= <br />ment of the Village Code as it relates to upkeep of property and not the Planning <br />Commission. He felt that the Planning Ccmmission should take actioo on the request. <br /> <br />Mrs. Demos asked what type of truck repair is being dooe on the property. <br /> <br />Mr. Erwin responded that the general repair of trucks. including welding, grinding, etc. <br />is presently being done" <br /> <br />Recormendat ion <br /> <br />Mr. Eagles Moved and Mrs. Demos Seconded, that the Commission recommend approval of the <br />Dorso request for rezooing from 1-1 to 1=2 at 2814 North Cleveland Avenue. Roll Call, <br />Ayes: Pope, Eagles, Demos, Kellett and ~mbrez. Nays: None. <br /> <br />Mr. Pope Moved and Mr. Eagles Seconded, that the Commission recommend that the Village <br />staff assure that the Dorso property be in compliance with Village ordinances regarding <br />general maintenance and upkeep of property. Roll Call, Ayes: Pope, Eagles, Demos, <br />Kellett and ~rnbrez. Nays: None. <br />
