<br />=2- <br /> <br />Plarming File 615-71 = Witte Transportation Company request for rezoning from I-I to 1-2 <br />and Special Use Permit at 2481 North Cleveland Avenue <br /> <br />Presentation <br /> <br />Thomas Murray represented Witte Transportation and indicated that tile Witte property <br />is currently zoned I..L Because a zoning re-classification in 1965 limited motor freight <br />terminal use to 1-2 by special use permit, the present use is non conforming. Witte is <br />requesting the rezoning and special use permit to bring the zoning of the property in <br />compliance with the property use. <br /> <br />Discuss ion <br /> <br />Mr. r.~mbrez asked if the firm had intentions of enlarging the present facilities. <br />Mr. Sam Caruso, Vice. President of Witte, stated there were no present plans for expansion <br />but he would not rule out the possibility in the next 5 = 10 years. Mr. Goldberg <br />inquired if there were plans to put gravel on the parking areas bordering Long Lake Road. <br />~1r. Jerry Loftsgaarden, Jell and Associates, indicated that he was requesting two <br />variances; a variance for a sign setback, height, and area requirements of the B~3 <br />zoning district and a variance to the setback requirements for the parking lot. He <br />stated that he is requesting to erect a sign 45 feet high with a 10 foot setback and a <br />gross area of 400 square feet. The Villa~ ordinance requires that a siWl shall be <br />limi ted to a height of 25 feet, no sign shall project more than 18 inches across a required <br />front yard, and the gross area of any surtace of the sign shall not exceed 100 square <br />fee t. <br /> <br />Mro Loftsgaarden indicated the variances are needed because of the trees which block <br />the view from 35W and because of the long distance from the highway 0 The large size and <br />height is necessary if we are going to be successful in drawing customers from 351\'. <br />He stated iliat the Holiday Inn corporation wants Jell and Associates to use the 45 foot <br />size 0 <br /> <br />Discussion <br /> <br />Mr. ~mbrez felt that a smaller sign than the one requested would not be of any value in <br />at tracting customers from the hi ghway 0 <br /> <br />Mr. Pope stated he would reluctantly support the request for sign variance. <br /> <br />Mr. Loftsgaarden indicated that he could set the sign farther east toward the parking lot. <br />
