<br />-3~ <br /> <br />The request before the Plaming Commission was to revise the Shopping Center site plan to <br />include a garden center and a variance of 20 feet to the setback requirements of the <br />garden center. <br /> <br />The Village code requires a setback of 100 feet and the Center would be setback.80 feet. <br />t.1r. Emerson indicated that the p1acerent of the Garden Center was based on studles <br />condtcted by the Barton Ashton Associates regarding traffic patterns within the shopping <br />center area. <br /> <br />Recommendat ion <br /> <br />Mr. Pope Moved and Mr. Kellett Seconded, that the Conunission recommend approval of the <br />request by Dayton Th;!velopment Corrpany for amended special use permit on planned develop- <br />ment of Rosedale Center and variance to setback and parking for Dayton Garden Center <br />(Bachman' 5) at Rose dale . Roll Call, Ayes: Th;!mos, Jolmson, Pope, Kellett and Membrez. <br />Nays: Eagles and Edlund. <br /> <br />Mr. Kellett Moved and Mr. Johnson Seconded, that the Conmission recommend that the Village <br />Council request a general stateTrent from Dayton IX!ve1opmmt Corporation stating that the <br />general planning concept sho\Vll. on the submitted master plan will be followed in future <br />developnents of Rosedale Center. Roll Call, Ayes: ~mos, Johnson, Pope, Eagles, Kellett, <br />Edlund and Mambrez. Nays: None. <br /> <br />Planning File 625-71 - O'Halloran and Murphy request for variance to sign setback at <br />1360 Commerce Street <br /> <br />Presentation <br /> <br />Mr. John O'Ha1loran representing O'Halloran and Murphy, indicated that the firm needed the <br />sign as a means of identification. He stated that the sign that now exists is temporary <br />and that the proposed sign would be permanent. <br /> <br />Recommendation <br /> <br />Mr. Edltmd Moved and Mr. Eagles Seconded, that the Corrmission recoIIJnend approval of the <br />request by O'Halloran and Murphy for a variance to sign setback at 1360 Commerce Street. <br />Roll Call, Ayes: Jolmsm, Pope, Eagles, Kellett, Edlund and t-.1embrez. Nays: ~mos. <br /> <br />Planning File 626-71 - Raymond F. Schreurs request for variance to front yard setback <br />at 3058 North Wilder <br /> <br />Presentation <br /> <br />Mr. Schreurs indicated that he proposes to convert his existing garage into a stD1room and <br />build a new garage attached to the house in front of the present garage. The new garage <br />would extend 8 feet in front of the house. <br /> <br />The Village Code provides that the attached garage may project only 3 feet into the <br />front yard, therefore, a 5 foot variance is required. <br /> <br />Discussion <br /> <br />Mr. Membrez indicated that he could not see any problems that would be caused by granting <br />the request. There was no opposition from the audience. <br />
