He stated that Cleanco has truck washes in
several states and have been in business since 1963. Cleanco is currently leasing
part of the building on the site, and they intend to purchase the entire building in
Jtn1e of 1973. The owner who presently operates a repair and manufacturing of trailer
campers in part of the building is phasing out of the business and by 1973 Cleanco will
be using the entire building.

Discussion

Mr. Pope stated that since they are currently in operation they are in violation of
the code.

Mr. Trapp indicated that this was true.

Mr. Pope stated that the Plarming Report indicated that if the special use pennit
were granted to allow for the Cleanco Truck Wash, that the manufacturing of trailer
campers which is presently a non confonning use in the I-I District, would have to be
discon tinued.

Mr. Goldberg indicated that the ordinance could perhaps be interpretated to mean that
the trailer manufacturing facilities would not necessarily have to be discontinued
even if the special use pennit were granted.

Mr. Trapp indicated that the Custan Woodcraft building is not located on the sane
parcel of property as the Cleanco Truck Wash. l~ also stated that he fully under-
stood that the ordinances prohibit him fran parking his trucks outside the building.

Mr. Edlund indicated that trucks have to be washed and that this appeared to be a
reasonable location for this land use.

RecQl'llJlendation

~1r. Edlund ~ved and Mr. Kellett Seconded, that the Conmissicn recomnend approval of
the Cleanco Truck Wash request for special use pennit for a conunerical truck wash at
2211 West COtmty Road C-2, with the following conditions:

1. That there shall be no outside storage of any kind
2 ~ That the Village Attorney provide legal opinion to the COlU1cil as to
whether or not the trailer manufacturing plant would have to be dis-
continued if the special use permit were granted.

Roll Call, Ayes: DeJOOs, Eagles, Kellett, Edlund and Pope.
