<br />-2. <br /> <br />The original planned unit development consisted of one existing building and <br />three separate stores connected by an enclosed mall. <br /> <br />The new site plan would retain the existing building, but the three separate stores <br />and the mall would be eliminated with only one new building being constructed. <br /> <br />The second change would be the elimination of the proposed medical building on the <br />easterly portion of the property bordering Dale Street. The new site plan calls for <br />driveway access onto Dale Street at the location where the medical building was <br />proposed. <br /> <br />Discussim <br /> <br />Mr. Membrez inquired as to why the original plan was not going to be followed. <br /> <br />Mr. Huber indicated that the reasons were primarily economic. <br /> <br />Mr. Membrez asked if the existing building would be connected to the proposed new <br />building. <br /> <br />Mr. Newell indicated that they would not be connected. He also indicated that the <br />existing building will be remodelled and improved to match the exterior decor of <br />the new building. <br /> <br />Mrs. Demos stated that when the original planned unit development was approved, the <br />Village Council had requested that a chain link fence and grading be completed at the <br />westerly portion of the development as soon after development started as possible. <br />She asked when the developer planned on completing that work. <br /> <br />Mr. Newell indicated that he thought that would be an enforcement problem of the <br />Village, and that when the Village instructed the developer to complete the work that <br />it would be done. <br /> <br />Mr. 11uber indicated that currently there has been no backfilling done on the apart- <br />ment building and that it would be impossible to place the fence and do the final grad- <br />ing until some time in the future. <br /> <br />Mr. Membrez asked if Mr. Huber was prepared to canplete the fence when the building <br />was backfilled and the grading was done. <br /> <br />Mr. Huber responded in the affinnative. <br /> <br />Mrs. Demos asked if the original landscape plan applied to the new proposal. <br /> <br />Mr. Huber indicated that it would. <br /> <br />Mr. Newell stated that if the amendment were approved by the Village Council that the <br />developer hoped to start construction some time in October, and that hopefully the <br />new building be canpleted before the first of the year. He also stated that the <br />improvement to the existing building would be done prior to the time that the super <br />market building would be completed. <br /> <br />There was no opposition to this proposal from the audience. <br /> <br />Reconmendation <br /> <br />Mr. Kellett Moved and Mr. Edlund Seconded, that the Camnission reconunend approval <br />f or special use pennit on amended planned unit development at 700 West County Road B <br />to include the following changes ~ <br />
