.2-

Presentation

Mr. Chester Yanik, representing Deluxe Check Printers, stated that they were re.
questing a variance to pennit extending their parking lot to within 10 feet of
their property line on County Road B. He indicated that the Village Code requires
a setback of 15 feet. The need for additional parking spaces for the finn
employees was the reason for the request. Thirty.four more parking spaces would be
provided. The area which would be converted to parking is presently grass.

Discussion

Mr. Membrez stated that he would have no objection to the variance except for the
fact that if the variance were granted requests would then be received from other
property owners in the area and before long the entire area would have only a
10 foot setback.

Mrs. Demos indicated that when the new addition was put on the building a few years
ago, no allowance was made for additional parking and, therefore, the parking pro.
blem has now developed.

Mr. Kapitan, 1446 W. County Road B, expressed his opposition to the variance,
because he too felt that if this variance were granted other property owners would be
requesting the same. He also stated that with most of the area a1 ready in parking
lot, that a wind from the west makes his property and his neighbors the garbage can
of the area. Mr. Yanich indicated that he understood and appreciate the comments of
the gentleman and he was certainly willing to try and work out a mutual agreenent. He
stated that if necessary the company could allow their employees to park on Pascal
Avenue which theypresently are not allowed to do by company policy.

Mr. Membrez stated that as the request stands he would be against it because of his
theory that the granting of the variance would mean further requests for the same.

Mr. Yanich indicated that he would be happy to meet with the residents and that
DeLuxe Check Printers were open to their suggestions and hoped to cooperate in any
way possible.

RecoIIUTendaticn

Mr. Eagles roved and Mr. Kellett seconded, that DeLuxe Check Printers request for
parking setback at 2199 North Pascal Avenue be laid over until the next regular
Planning COImnission meeting. Rosemary Marley request for variance to side yard setback at
471 Centennial Drive

Presentatioo

Mr. George Wicker, Wicker Realtors, indicated that the applicant proposes to build
a 20 foot wide detached garage along side the present home. The garage would be
within 6.9 feet of the side yard; whereas, the code requires a 10 foot setback. In
addition, the garage would be 5 feet from the existing house on the lot and the
Village Code requires that accessory buildings shall be 6 feet from any other build.
ing on the same lot. The design of the home prohibits attaching the garage to the
house. ~1r. Wicker indicated that the sale of the lot is subject to the granting of
the variance.
