He indicated that if the Commission could recommend approval for <br />the height variance of a sign on Larpenteur Avenue, then surely a variance is needed <br />for height of a sign on a 65 mile an hour freeway. <br /> <br />Mr. Membrez could see no problems with the request and felt it should be approved. <br /> <br />Mr. Kellett expressed concern that 47 feet was too high and that the infonnation he had, <br />indicated General Motors Company furnished a sign 37 feet in height. He felt this would <br />be high enough even though the location of the sign was lower than the freeway. <br /> <br />Mr. Edlt.n1d also felt that the 37 foot sign would be high enough and visible from the <br />freeway. <br /> <br />Recorrmendation <br /> <br />Mr. Eagles moved and Mr. Pope secondetl, that the COrrDnission recommend approval of Royal <br />Oldsmobile request for variance to sign height at 2800 Long Lake Road. Roll Call, <br />Ayes: Pope, Eagles, Demos and Hembrez. Nays: Kellett and Edlund. <br /> <br />Planning File 644-71 - Dayton's Firestone Auto Center request for special use permit on <br />amended planned lU1it development at Roseda1e Center <br /> <br />Presentation <br /> <br />Mr. Jim Emerson, representing Dayton Development Corporation, indicated that he would like <br />to respond to the three major concerns expressed by the Commission at the last regular <br />meeting: <br /> <br />1. The trees to the north of the proposed TRA would be saved. <br />2. The roof of the TRA would be five feet above grade at the easterly end and <br />ten feet above grot.n1d level at the west end of the proposed building; there- <br />fore, there would be no danger of children crawling onto the roof of the <br />building. <br />3. The traffic flow in the area of the new parking lot has been improved in <br />consultation with Barton Ashman consulting firm. <br /> <br />Mr. Emerson also pointed out that the parking lot will be used as an employee parking <br />lot when needed. lIe could not foresee a customer ever having to park in the proposed new <br />lot. <br /> <br />Discussion <br /> <br />Mr. Skalicky indicated that the Village staff was still concerned over some of the <br />traffic flow patterns. He pointed out that potential problems could develop where people <br />would be cutting across lanes to get into the existing parking lot. <br /> <br />Recommendation <br /> <br />Mr. Pope moved and Mr. Kellett seconded, that the Corrmission recorrnnend approval of <br />Dayton's Firestone Auto Center request for special use permit on amended planned lU1it <br />development at Rosedale Center subject to the approval of the traffic flow design by <br />the Village Staff. Roll Call, Ayes: Pope, Eagles, Demos, Kellett, Edlund and ~fembrez. <br />Nays: None. <br />
