<br />-2- <br /> <br />Discussion <br /> <br />Mr. Membrez inquired if the developer would pay for the access road, the sewer <br />and water development, and the cost of the hydrant. Mr. Daubney indicated that <br />those costs would all be covered by the develOper. <br /> <br />Mr. Wally Meisner, Sandy Hook Drive, asked if the access drive would be built <br />according to Village specifications. Mr. Goldberg, Village F.ngineer. indicated <br />that it would have to be. <br /> <br />Mr. Gordan Stutzman, Sandy Hook Drive, was concerned about the quality of house <br />that would be built on the lot bordering Heinel Drive. He didn't feel that the lot <br />lent itself to development of the quality of home that was already in the area. <br />Mr. Daubney indicated that the cost of maintenance of the access drive would <br />probably be paid by the three lakeshore owners, and that the owner of the lot border~ <br />ing Heinel Drive would not be involved in that contract. <br /> <br />Mr. Edlund indicated that the access drive was located on the west property line. <br />He stated that the Code required that the drive be a minimun of 5 feet away from <br />the property line. <br /> <br />Mr. Daubney agreed that the plat could be changed to include that provision. <br /> <br />Reconmendatioo <br /> <br />Mr. Edlund moved and Mr. Kellett seconded, that the Conunission reconmend approval <br />of Viola Kloskin' s preliminary plat ''Vi's Lakeshore" at 515 South OWasso Boulevard, <br />wi th the following conditions: <br /> <br />1. That the access road be placed in accordance with the code requirement <br />of a 5 foot setback from the property line <br />2. That all four lots meet the square footage requirements of the code <br />3. That the developer provide for proper drainage in the area <br />4. That the developer must bear all costs of improvements <br />5. That the developer provide alternatives of house placement for lot 4 to <br />be reviewed by the Village Council <br /> <br />Roll Call, Ayes: Kellett, Pope, Jolmson, Edlund and Membrez. Nays: Demos. <br /> <br />P1arming File 652.71 - Richard Knutsen request for special use pennit for a service <br />statim at 2151 North Snelling Avenue <br /> <br />Presentaticn <br /> <br />Mr. Shennan Winthrop, Attorney for the applicant, had telephoned and asked that <br />the application be laid over until the January meeting of the PlanningConmissim. <br /> <br />Recommendatioo <br /> <br />Mr. Edlllld moved and Mr. Kellett seconded, that Richard Knutsm's request for <br />special use pennit for a service statioo at 2151 North Snelling Avenue be laid over <br />mtil the next regular Cormnission meeting. Roll Call, Ayes: Kellett, Demos, Pope, <br />Jolmson, Edlund and Membrez. Nays: None. <br />
